Why Live in Gaines

Gaines in western New York is a small rural community just north of Albion, with wide stretches of open land, scattered homes and only a handful of businesses. Many people are drawn to the slower pace, larger lots and quiet surroundings, while still being within driving distance of bigger cities like Rochester, about 35 miles away, and Buffalo, under 60 miles away via state Route 104. Housing in Gaines features a mix of late-19th- and early-20th-century cottages and American Foursquares closer to Albion, along with midcentury ranch-style and manufactured homes spread along country roads. Lots often start around a quarter-acre and can expand to full-acre or multiacre properties, especially farther from Albion where forested areas add privacy. Gaines does not have its own public parks, but residents use Bullard Park in Albion and head north to Oak Orchard River and Lake Ontario for fishing, marinas, campgrounds and the Oak Orchard Lighthouse. Lakeside State Park on Lake Ontario has 4 miles of trails, an 18-hole disc golf course and stays open in winter for snowmobiling and cross-country skiing, which fits the area’s heavier snowfall. Tavern on the Ridge serves as a local gathering spot, while the Cobblestone Museum across the street highlights local history. Nearby Albion adds more dining, grocery stores and the annual Albion Strawberry Festival, and local public schools in the Albion Central School District have generally high ratings.
