About 22 miles west of Phoenix, Goodyear's suburban Canyon Trails offers 21st-century homes at the junction of Interstate 10 and Route 303, near schools, recreation and shopping plazas. “Canyon Trails is a very up-and-coming area," says Katherine Remwolt, a Realtor with West USA Realty who has over 10 years of local experience. "There are lots of new restaurants and entertainment districts, outdoor shopping and the baseball facility that's popular during spring training.” Homes here are a part of local homeowners associations, area houses of worship include the Christian-focused Compass Church, and along the sidewalk-lined streets, it's common to see kids walking to neighborhood schools. "It's a great place for families," says Brandon Edwards, a Realtor with West USA Commercial who lived in the area for over 8 years.

All homes in Canyon Trails are set within sidewalk-lined subdivisions and are part of homeowners associations, with monthly dues of $90 to $320 going toward community upkeep. Between fall 2023 and fall 2024, the average home sale price here has gone up 7%.New traditional ranch- and Spanish-style homes date from the early 2000s through today. Both styles share features like terracotta-tiled roofs, attached garages and gravel-packed gardens with low-water plantings like bottle palms and saguaro cacti. In the gated Aldea subdivision, a handful of larger 21st-century new traditional homes have four to five bedrooms and sit on acre-sized lots. Landscaping is professionally manicured, and most homes have special features like guest houses and sprawling pools with jacuzzis. Prices typically range from $1 million to $1.4 million, depending on a home's size and features. In the Deer Run subdivision, two-bedroom townhomes from the early 2000s wrap around a sidewalk-lined cul-de-sac. Layouts range from about 1,000 to 1,400 square feet, and lots range from 600 to 700 square feet; attached garages are standard. Residents have shared access to a community pool, as well as basketball and sand volleyball courts. Prices range from $275,000 to $350,000, depending on a townhome's layout and lot size.

At the rec center, folks can hit the gym and sign up for fitness and lifestyle classes, like group yoga and teen art workshops. The aquatic center’s multiple pools, lazy river and water slide are an oasis in the summer, when temperatures here regularly top 100 degrees. The campus also hosts annual events like Goodyear Rocks in October, where locals can catch emerging bands and enjoy an array of food trucks.

Streets here are typically lined with sidewalks and bike lanes, but most locals drive to get around, and there isn’t any nearby public transportation. Dignity Health AZ General Hospital borders the neighborhood to the east. The regional Phoenix-Goodyear Airport is about 5 miles southeast, and Phoenix Sky Harbor International Airport is 25 miles east.
Events at the Goodyear Ballpark
Goodyear Ballpark, home of the Cincinnati Reds and Cleveland Guardians baseball teams, is 3 miles southeast.
