Eastgate has relatively affordable homes outside East Grand Rapids
Eastgate is a suburban neighborhood aptly named for its proximity to East Grand Rapids. The neighborhood has midcentury charm and a suburban feel, with plenty of older ranch-style homes. It’s a transition point between the more affordable houses on the southeast side of Grand Rapids and the luxury lifestyle in East Grand Rapids. You can walk to upscale shopping at Breton Village, or drive 2 miles north to explore the lakeside downtown of Gaslight Village. Despite the nearby attractions, you'll still find homes at a fraction of the price of next-door East Grand Rapids.
Home styles include older bungalows and brick colonials
Ranch-style homes from the 1950s are some of the most common housing styles, but you’ll also see occasional Garrison Colonials and small bungalows. “You’re going to find a lot of original hardwood floors and other character details throughout the home that speak to that era,” says Melissa Perrine with Bellabay Realty, who has over 4 years of experience in the area. “If you really love a brick home, you can certainly find it here.”
Prices range from the lower $300,000s to the upper $400,000s. It’s a more expensive area than nearby Alger Heights or South East End, but significantly more affordable than Ridgemoor or East Grand Rapids. While Perrine says the tree-lined streets and modest bungalows attract first-time homebuyers, she adds, "There are also families who have lived here and loved this neighborhood for years and years, even after they are empty nesters." She adds that homes typically sell fast in this area, within a couple of weeks if they are priced right.

Walkable to Breton Village’s upscale shopping options
Proximity to Breton Village is a huge draw. “It’s a crowd favorite,” Perrine says. “It’s a small shopping center that has some really nice higher-end stores. You’ve got Lululemon, Leigh’s clothing store, Anthropologie — you even have a West Elm just minutes from your house. There’s no other place in Grand Rapids where you have access to all of these nice higher-end stores, so it’s very unique.” You’ll also find a D&W Fresh Market for groceries and a couple places to grab food, like the upscale brunch at Morning Belle.
Within the neighborhood, Andrea’s Pizza is a family owned institution that has been serving the neighborhood Italian food for over 30 years. “It’s a local staple and a great place to get a delicious slice of pizza,” Perrine says. Plus, all the attractions of Gaslight Village, East Grand Rapids’ downtown, are just 2 miles away.
Community is encouraged by an active neighborhood association
The Eastgate Neighborhood Association charges a modest membership fee and works to keep the community clean, safe and engaged. They do several things in the neighborhood, including:
Events: Neighborhood-wide events include garage sale days, Trunk or Treat in October, and a holiday lights contest in December.
Community gardens: The association supports two community gardens in the neighborhood, with plots available for residents.
Dumpster Day: The association sponsors free dumpsters for a day, so residents can drop off large trash items.
The Gatewatch: This quarterly newsletter includes neighborhood updates and important information.
