Dunean was born from Dunean Mill, the namesake textile mill that opened in 1912 and prompted the construction of hundreds of homes from the early 1920s to the 1950s. The current surge of rehabilitation efforts has transformed many existing homes, but prices continue to trend below the average for Greenville. "It's an up-and-coming area with a lot of renovations. It's close to downtown Greenville, so there's a lot of opportunity," explains Talia Gila of Keller Williams Greenville Central, a Realtor with recent sales in Dunean and over five years of experience in the Greenville market. "I think it's going to be like Nicholtown, which was the same way a few years ago."

Dunean was originally a mill neighborhood, so mill houses alongside ranch homes, small Craftsman houses and bungalows are the most common architectural styles. Mature trees shade small grassy lots, and houses feature narrow front porches—often decorated with a couple of rocking chairs or small hammocks. Sidewalks connect Dunean to popular areas near downtown, giving the quiet community quick urban access. "It's an excellent investment opportunity for first-time buyers because many houses are being renovated or torn down and rebuilt," says Sarah Gilley, Realtor with Coldwell Banker Caine. "You're still getting really low prices for completely re-done homes." Houses that need renovation typically sell between $180,000 and $200,000, while renovated homes or new builds sell between $200,000 and $300,000. The Lofts at Mills Mill provides condo options, selling between $300,000 and $500,000.

Dunean provides Centennial Park as a pocket park, giving residents a place to relax and read a book on the benches. More extensive spaces, like Falls Park on the Reedy and Unity Park, are closer to downtown Greenville and are no more than a 2-mile trip. Unity Park is a favorite at 60 acres, featuring several play areas, a large splash pad, basketball courts and more. Swamp Rabbit Trail, a 28-mile multi-use greenway that winds through the city, has a trailhead about a mile north off McDaniel Avenue. For rainy days, Sterling Community Center can be reached in about a mile and has a fitness center, activity room and gymnasium.
