An up and coming suburb with history
Southernside borders downtown Greenville, but it possesses an identity all its own, mixing historic housing styles, outdoor recreation and small business culture. Realtor Maggie Toler with Berkshire Hathaway Homes Services says, “Recent commercial development has brought new life to the area. Things like Unity Park, Southernside Brewery and other restaurants have become big draws for people wanting more of a social life.” Other locals concur that Southernside is ideal for homebuyers who want a sense of activity in their community, but still have the sense of small-town familiarity. “This is definitely a Greenville neighborhood that’s considered up and coming, or cool,” says Rachel Pitman, marketing manager at Swamp Rabbit Café and Grocery. “But it’s outside that big commerce bubble associated with Cherrydale, where you have fast food restaurants, a theater and so on.” As a result, Southernside may be a rising star but it’s still a classic suburban community at its core.

Timeless styles and modern homes
Home styles and prices in Southernside can vary, which creates an eclectic appeal, but there’s nothing too flashy or excessively modern. The aesthetic aims for tried and true. Along some thoroughfares, like Hampton Avenue and Lloyd Street, homebuyers can find classic genres like colonials, American Foursquares and Queen Anne houses dating back to the 1800s. They’re located near the Hampton Pinckney Historic District and are described by Toler as “beautiful and unlike any other homes in Greenville.” But moving further away from that area, the tree-lined streets display cottages and ranch homes, priced around $250,000 to $300,000. As development has surged into Southernside, the presence of new construction has increased. Toler speaks of million-dollar homes, and homebuyers can encounter these in the form of multi-story modern traditional homes built in the early 2000s.

Multiple magnet programs
Public school students living in Southernside can attend Stone Academy, League Academy and Greenville Senior High School, each earning an A from Niche. Stone Academy has a rich history in the city, dating back to 1924, and now offers a magnet program in communication arts. A similar magnet program is available for students who later filter into League Academy. At Greenville Senior High School, magnet focuses include law, finance and business. The elementary and high schools are within 2 miles of the neighborhood, while the middle school is a longer commute, around 4 miles away.

Unity Park is a key amenity
Unity Park is certainly one of the standout features of Southernside, and the center of outdoor activity there. Spread across 60 acres, it’s connected to portions of the Swamp Rabbit Trail along the Reedy River. There’s a splash pad as well, plus multiple playgrounds have unique features like rock climbing walls or a slide descending down a hillside. The green space now encompasses Mayberry Park, which offers a spot to shoot hoops or play a game of baseball on the grassy field. Additional pocket parks, including Newtown and Pinckney-Fludd, are dotted across the area. Both feature basketball courts and picnic tables for a relaxing spot outdoors.

Eateries in revitalized buildings
Eateries have popped up in unusual places, creating a revitalization trend in Southernside. “The Commons is the business front of the Unity Park area,” Pitman explains. “Former industrial buildings have been redeveloped. You can grab a drink from Methodical Coffee and then walk around.” Locally brewed beer is a big part of this scene, too, with Pangaea Brewing and Southernside Brewing making an appearance – both of which offer modern American cuisine as well. Grocery shopping options are a short driving distance away. West Washington Street takes residents to a Publix in McBee Station, about 2 miles away. Then there’s the retail cluster at Cherrydale Point, on the neighborhood’s eastern border, across from Poinsett Highway Aldi and Ingles Market are the big-box grocery stores.

West Washington Street goes downtown
Southernside is a pedestrian friendly neighborhood: sidewalks tend to line the residential stretches, making it possible to reach downtown Greenville on foot. West Washington Street is centrally located, and it’s also the prime corridor residents use to drive into downtown or catch a bus there. Notably, the Amtrak station for Greenville is also located here. In fact, the neighborhood originally grew up around the train depot that settled in this area, during the 1870s. Overall, though, Southernside is a car-centric suburb with pockets of walkability.
