A quiet community on Jacksonville's westside
In Jacksonville's Normandy community, most residents own their homes and stay for several decades. "The neighborhood is established and quiet," says Daniel Patterson, a Normandy resident and owner of All The Above Realty. "On weekends, you don't see people racing down the road or big parties going on." The neighborhood comes from the busy roadway, Normandy Boulevard, which leads to businesses and shopping plazas. Outside the active boulevard is a spare suburban community with homes dating back over 50 years. "It really does have that small-town feel," Patterson says. "I'm a Jacksonville native, and my son lived in the same house that I did. He went to the same school and even had the same teacher."
Normandy is a well established neighborhood, in a great location as well.
There are many older homes in this neighborhood as well.

Choosing being 20th century houses and newer homes
Most houses in Normandy are from the second half of the 20th century. "These homes are older, which usually means that they are better built," Patterson says. Further west are houses from the last 20 years showing new traditional styles. The development of Carter Landing contains residences built in the previous five years and vacant lots. Many planned housing developments provide private amenities like pools and playgrounds. "You get more bang for your buck in Normandy," Patterson says. "In more trendy areas, like Orange Park or Mandarin, you have a higher price for the same type of house. You can get a bigger house for the same amount of money." A 20th-century home can enter the market between $200,000 and $350,000. More recent, new traditional houses often list between $300,000 and $500,000.
There are many newer homes in the Normandy neighborhood.

Students await a new middle school
Crystal Springs Elementary, which has a B-minus grade from Niche, offers a technology magnet program. Chaffee Trail Middle opened in August 2024. The new 125,000-square-foot facility has room for nearly 1,000 students. Teens head to the C-rated Edward White High for industry certifications in Information Technology. They may also receive college credits through school-led partnerships with Embry Riddle Aeronautical University, as well as local institutions like Florida State College of Jacksonville and Edward Waters University. The neighborhood faith-based option, Eagle's View Academy, is open to all grade levels and earned a B-plus.
Crystal Springs Elementary has a teacher to student ratio of 17:1 .
Ed White High School is known as the pride of the westside.

Getting in and out of the area by Interstates 95 and 295
The area has limited bus routes, so most locals travel by car. Both Interstate 10 and Interstate 295 cross the neighborhood and lead to the rest of the city. Commuters can reach downtown in less than 10 miles. Ascension St. Vincent's Riverside, the closest medical facility, provides emergency and specialized care.
Interstate 295 cuts right through the center of the Normandy neighborhood, making travel easy.
If you have a medical need, Ascension St Vincents Urgent Care is very close by.

Enjoying nearby parks and a practicing range
Lem Merrett Park, next to the local elementary, is used by the Duval County Public School Board and the city under a joint-use agreement. The public can access the playground, basketball courts and sporting fields. Normandy Park's seven acres include a playground, basketball court and multiple baseball fields that the Normandy Athletic Association often uses. Westside Golf Center, a family-operated practicing range, features lighting for nighttime visits.

Businesses are found on Normandy Blvd
Normandy Boulevard stretches to the south, leading to retail plazas with restaurants, supermarkets and local businesses. A Walmart Supercenter, Publix and ALDI are available for home goods and groceries. To the north is the Ramona Flea Market, an active 46-acre marketplace open every weekend. For an entry fee of $1, bargain hunters can source local produce, antiques and houseware. El Potro Mexican Restaurant has a popular lunch buffet. There are also barbecue options at the country pub Cross Creek BBQ and Steakhouse or the local favorite Bonos Pit Bar-B-Q. The relaxed diner, Famous Amos, is a Jacksonville staple that promises down-home American cooking and serves breakfast throughout the day.
Stock up on all the essentials at Publix at Normandy Crossing Shopping Center.
The Ramona Flea Market has been a go to place for Normandy residents for over twenty years.

Buying from the night market
Locals can source fresh produce, seafood and barbecue at the Asian Night Market at Asian Square Market, off Normandy Boulevard. The night market is open on the last Friday and Saturday of each month.
