Avalon Park reimagines suburban living

Southeast Orange County’s Avalon Park, a master-planned community established in 1998, reimagines the modern suburban lifestyle, offering an alternative that prioritizes convenience and community. Inspired by New Urbanism, this neighborhood consists of individual villages of traditional-style homes surrounding a downtown area with shops, restaurants, parks and schools. Surrounded by wetlands, nature preserves and man-made lakes, this development seamlessly integrates nature with human-scale infrastructure and community-building events, allowing people to connect with their neighbors organically. “Avalon Park has always been a very inclusive community,” says former resident and Realtor Deena Carvajal with The Carvajal Group. “You have people from all walks of life, from singles to families to older people and everything in between.” She says a major perk of the community is that residents have access to everything they need. “If you didn’t need to leave Avalon Park, you wouldn’t necessarily have to,” she says.

Single-family homes hold their value

Avalon Park offers a variety of housing options, from single-family homes and townhouses to live/work units with residential and retail spaces, apartments and a senior living community. “It’s a great place as far as buying real estate,” Carvajal says. “It’s a great community to invest in because the value in the community always seems to hold up. The community only seems to thrive.” Most sales are single-family homes, and buyers can choose between charming Craftsman-style homes and larger New Traditional homes. Most prices fall between $400,000 and $800,000. The neighborhood’s streets have sidewalks and lawns often shaded by trees.

Education includes Orange County Public Schools and nearby colleges

Orange County Public Schools gets an overall B-plus grade from Niche. Avalon Elementary receives an A, Avalon Middle gets an A-minus, and Timber Creek High School gets an A-plus. Timber Creek High School hosts an Air Force JROTC program. Parents can also choose to enroll their children in Pinecrest Academy Avalon K-5, a tuition-free public charter school with an A-minus from Niche. Avalon Park is also home to Orange Technical College’s Avalon Campus, which offers programs in massage therapy and medical assisting. With Valencia College’s East Campus and the University of Central Florida nearby, Carvajal notes that students from both institutions reside in Avalon Park.

Outdoor recreation includes parks, bike trails and pools

Founders Square is a scenic outdoor space that hosts events like weddings and outdoor movies. Live Oak Park has a playground shaded by sprawling live oak trees. Tanja King Park is 3 acres with baseball fields, tennis and racquetball courts, basketball courts, a dog park, a playground and a splash pad. The community has more than 16 miles of bike trails. Each village of homes in Avalon Park has its own pool and cabana. The South Village Community Center has a pool, sauna and gym.

Residents get to know each other at local restaurants

A shopping and dining district central to Avalon Park makes it easy for residents to grab a bite to eat. The Bakery Colombian Café is a local business serving baked goods, breakfast and lunch all day. A-Aki Sushi is a modern sushi restaurant using locally sourced ingredients. Carvajal says that Mangia, a gourmet Italian restaurant that opened in 2022, is particularly popular. “People go gaga over it,” she says. She also says that restaurants serve as social hubs in this community. “The way to meet people is to just get out there and go out to the restaurants and eateries,” she says. “You see a lot of singles who go out and meet people. I think I meet somebody new every time I go out to one of those places. People are open to talking. In Avalon Park, you just start talking to people because you know you can.” A Publix Super Market in the neighborhood provides convenient access to groceries.

Community events throughout the year bring residents together

Avalon Park hosts monthly Food Truck Nights and Movies Under the Stars as well as seasonal festivals and artisan markets. “This is what makes Avalon Park special,” Carvajal says. “They get the whole community out in the streets and just connecting.” Absolutely Avalon is an arts and culture festival held each April with a 5K, a laser light show, local vendors, entertainment and bounce houses for kids. The annual Oktoberfest has a beer garden, food trucks, performances by polka bands and a wiener dog derby. Avalon Aglow is an annual holiday celebration with a parade, pictures with Santa, a snow slide and fireworks.

Residents can access downtown Orlando, hospitals and the airport

About 6 miles away, Florida 408 connects to downtown Orlando. The closest emergency room is AdventHealth Waterford Lakes ER, about 5 miles away, and the nearest hospital is AdventHealth East Orlando, about 11 miles away. Orlando International Airport is about 15 miles away.
