Guard-gated subdivisions in Stoneybrook, a master-planned community

Stoneybrook is a picturesque, master-planned community, most of which is situated around the Stoneybrook East Golf Club, on the outskirts of Orlando. Three guard-gated entrances separate the Stoneybrook East community and lead to walking trails that span a collection of subdivisions developed at the turn of the last century. “When it was first started, it was one of the top housing communities in the country because of the way it was being built,” says Tony Marino, a broker with Real Living Real Estate Solutions, who has over 20 years of experience. “Now, 25 years later, it’s still pretty impressive. Impressive — that’s a good word to describe it.”

Contemporary homes, many part of the Stoneybrook East community

Stoneybrook was largely developed between the late 1990s and the early 2000s, with sidewalks that run past meticulously landscaped lawns and the occasional palm tree. Minimal Traditional homes start at $360,000 and go up to $620,000, while multistory houses with Craftsman or Spanish Revival touches fetch between $450,000 and $980,000. Some homes in the neighborhood have private, in-ground pools and many are part of the Stoneybrook East community, which offers a slew of amenities. The community charges monthly homeowners association fees of around $240 that cover cable and high-speed, fiber-optic internet.
With strong seasonal winds and nearby brush, Stoneybrook may be at an increased risk of wildfires.

The neighborhood has a CAP Index Crime Score of 2 out of 10; compared to the national average of 4.

Stoneybrook East’s golf course and amenities, and Tanja King Park

The Stoneybrook East community association maintains a number of private, upscale amenities. Residents enjoy access to four full-size, lighted tennis courts, basketball courts, a soccer field, a junior Olympic-sized pool and a network of walking trails that weave between the community’s subdivisions and around its verdant fairways. “They control the speed with stop signs, so that when you send your kids out, it feels safe,” Marino says.
One of Stoneybrook East’s main attractions is its 18-hole, “Old Florida-style” golf course, which incorporates preserved wetlands and waterways. Less than 4 miles away, Tanja King Park — part of the nearby Avalon Park development — is often filled with children enjoying its playground, splash pad, soccer field or baseball diamond. Four tennis courts, two basketball courts and a dog park are nearby.

Highly rated public-school pipeline that ends at Timber Creek High

Children who live in the northern portion of the neighborhood may start their K-12 journeys at Stone Lakes Elementary School and Avalon Middle School, both of which earn A-minus grades from Niche. They may then enroll at Timber Creek High School, which scores an A-plus. Known for its strong academics, over 75% of the school’s senior class took at least one Advanced Placement exam. Outside of class, students may choose between more than 60 extracurricular clubs, including the National Honor Society for Dance Arts and organizations dedicated to philosophy and the Chinese language.
Otherwise, children may begin their education at Andover Elementary School, which scores a B-plus grade. They may then move forward to Legacy Middle School, receiving a B-minus, and University High School, which maintains a B-plus.

Nearby eateries, an oyster bar and more options at Waterford Lakes

A small commercial plaza with a few dining options is located on the bend of Alafaya Trail. DUO58 Community Coffee Bar & Cafe serves warm sandwiches, pastries and signature drinks — including a mango hot honey matcha latte and a Madagascar vanilla latte — in a chic space that doubles as an event venue. In the same plaza, Guacamole Mexican Grill’s lengthy, upscale menu features “exotica” margaritas made with real fruit. Immediately north of the community, the Shoppes of Eastwood include a Publix Super Market and Wine 4 Oysters Bar & Bites. Its extensive appetizer menu features oysters prepared in a variety of ways; some are baked with cheese, garlic and parsley, while others are poached with sake and brown miso. More options are nearby as well. “You have every chain … in Waterford Lakes Town Center, so there’s proximity to all the shopping and dining you could want,” Marino says, referring to a shopping center roughly 4 miles from the neighborhood.

Highway connections to Orlando and its international airport

Alafaya Trail traverses the entire neighborhood, connecting most of the small residential pockets that make up Stoneybrook. It connects to Florida state Route 408 in the north, which leads to downtown Orlando, about 16 miles away. The Orlando International Airport is about the same distance away, offering flights across the country. Avalon Park Boulevard connects the neighborhood to shops and restaurants in Avalon Park and continues north to Florida state Route 50, which travels west to Orlando and east toward the coast. While there are no public transportation stops in Stoneybrook, the LYNX bus system serves the larger surrounding area.
