As its name suggests, homebuyers can expect to find properties with plenty of land in Green Acres. The Albany neighborhood is bordered by Dawson Road, one of the city’s main thoroughfares, so while residents have access to green space and a community lake, shopping and dining are close by. “Even though it’s close to major roads, it’s kind of tucked away. It’s very quiet,” says Patricia McCrory, a Realtor with HRP Realty, who used to live in Albany. “It's an area that’s been established for a while. It’s a pretty good mix over there, but there are a lot of people who have lived there since the beginning.”
Green Acres offers roomy lots
Green Acres brims with ranch-style homes built from the 1950s through the 1970s. Spacious half-acre lots, peppered with towering pines and oak trees draped with Spanish moss, rest along the quiet streets. Prices range from $150,000 to $300,000. Dawson Road traces Green Acres’ southern edge, leading to plenty of familiar shopping chains. Harbor Freight Tools, T.J. Maxx, Publix and the Albany Mall, anchored by Dillard’s, are all along the strip. For dining, popular options include Albany Fish Company, whose shrimp & gator po’boy made the Georgia’s 100 Plates list put out by the state’s tourism department. “Further south, eating alligator is a thing,” McCrory says. “Most people say it tastes like chicken, but there’s a difference. It’s the texture mostly.” Harvest Moon is another local hangout for pizza and live music.

Hammer Jam is an anticipated annual event
The Albany Museum of Art, 3 miles away, has a 2,400-piece art collection and holds monthly events like Corks & Canvases, where patrons sip wine and re-create famous works of art. The annual Hammer Jam fundraiser for Flint River Habitat for Humanity features area bands, a beer garden and food trucks. It takes place in August at the Merry Acres Inn, 2 miles away on Dawson Road. “You’ll never get bored here. There’s always something to do,” says Vickie Giles-Griffin, a Realtor with Re/Max of Albany and a longtime city resident. “They have all kinds of events downtown. During Mardi Gras, they close the streets off and have parades and food vendors. We have a 10,000-seat civic center that brings in a lot of music.”
Students attend Dougherty County Schools district schools
Green Acres is served by the Dougherty County Schools district. Public school students may attend Sherwood Acres Elementary, Merry Acres Middle and Westover High. The elementary and middle schools score C-minus Niche grades, while the high school has a C rating. Westover High has a dual enrollment program that allows students to earn college credits at Albany State University.
Outdoor fun at Legacy Park
Willow Lake on Glenview Road is the neighborhood’s very own fishing hole. Just west of Green Acres, Sherwood Baptist Church’s Legacy Park has a playground, tennis courts, walking track and sand volleyball courts.

Getting to Albany hot spots
U.S. Route 82, which runs from the coast of Georgia to New Mexico, is north of the neighborhood. The 691-bed hospital is 3 miles away on Third Avenue and the university is 5 miles away on College Drive. Southwest Georgia Regional Airport is 6 miles south, while downtown is a 4-mile drive via North Slappey Boulevard and Pine Avenue.
