Historic homes built in the early 1900s

“It has cute, historic homes. …Albany has some of the oldest infrastructure,” says Kayla Mooney, a Realtor with Howard Hanna Real Estate Services who has been working in the industry since 2018. “But over that way it’s a bit of a mix, we have classic colonials on Summit…they’re older over there, like 1900s, early 1900s.” Colonial Revivals, Minimal Traditionals, Nationals and Cape Cods are common styles with a median build year of 1926. Single and multifamily homes are in the lower $100,000s and the upper $400,000s. Townhouses have a median sale price of $250,000, while the median sale price for all homes is $245,361. The median sale price is lower than Albany's and nearby neighborhoods such as the suburban Normanskill and Whitehall, but higher than Second Avenue's.

Public and magnet schools in Delaware Avenue

The highly rated City School District of Albany serves public school students. Children in the Delaware Avenue area may attend the Delaware Community School, which also functions as a community center, and the Albany School of Humanities, a public magnet school. They may continue to North Albany Middle School or Steven and Harriet Middle School. All public school students may attend the top-rated Albany High School. Just outside the neighborhood is the top-rated private Albany Academy for prekindergarten through 12th grade.

Transportation to Downtown and the Capitol Region

“The Delaware Avenue area has really good proximity to just about anything in Downtown Albany,” says Mooney. Capitol District Transportation Authority bus stops and sidewalks border roadways, making the trip to Downtown about a 16-minute bus ride or a 42-minute walk. Interstates 87 and 787 border the area for transportation within and outside the Capitol Region. Healthcare is a huge employer in the area, and the Albany Medical Center campus is just over a mile away.

Community events and a dine-in movie theater keep residents busy

The Delaware Avenue Neighborhood Association hosts events throughout the year, including community-wide garage sales, folk dances and holiday parties. “I remember…the whole neighborhood was having a garage sale, and it was really cute,” says Mooney. “That was all happening while I sold a house.” The Delaware Branch of the Albany Public Library hosts a Community Farmers Market in the back courtyard on Tuesdays from July through September. Nearby, the Scene One Spectrum 8 Theatres provides dinner and a show. “It's really cute, you watch these movies, and they serve you food and drinks,” says Mooney. “It’s one of the only independent theaters around and an experience; it’s more than just watching a movie.”

Dining on Delaware Avenue

Most dining is along Delaware Avenue, such as:

  • Emack & Bolio’s for ice cream and live music
  • Cardona’s Market for Italian goods and subs
  • La Empanada Llama for Peruvian food
  • The Delaware Restaurant and Bar for classic steakhouse dishes

Recreation at Whitehall Park and Lincoln Park

Whitehall Park is the neighborhood's main park, while Lincoln Park sits just outside the area. Both green spaces feature:

  • Playgrounds
  • Open grassy areas
  • Basketball courts
Lincoln Park is larger than Whitehall, with more amenities, including tennis courts and seasonal outdoor community pools with waterslides; however, the green space is undergoing construction to add an amphitheater, gardens, and more play structures.
