Rural charm with room to breathe in Albion
The Erie Canal runs through the town of Albion, an agricultural community in Western New York that includes the village of Albion as well as a handful of small hamlets. “It’s a rural area sandwiched between Buffalo and Rochester,” says Morrison Realty owner Jim Theodorakos, an Albion native. The town's 8,000 residents enjoy abundant nature and easy access to amenities, all less than 10 miles from Lake Ontario. Plus, the village of Albion boasts a historic courthouse square and architecturally significant buildings, including the Greek Revival-style Orleans County Courthouse and several Gothic Revival churches from the 1800s.

Historic village homes and spacious countryside properties
The housing stock ranges from historic homes in the heart of the village to midcentury builds and farmhouses in the countryside. “Our homes have lots that measure in acres,” Theodorakos says. However, he adds, “If you live in the village, your lots are only 60 or 70 feet.” Many village homes were built in the early 1900s and showcase styles like Colonial Revival, Victorian, National, American Foursquare and bungalow. Toward the outskirts, midcentury builds often feature ranch-style or split-level designs on larger lots. Mobile homes can sell for $15,000 to $80,000, while fixer-uppers range from $30,000 to $80,000. Move-in ready homes can range from $100,000 to $250,000, depending on age, size and condition. Updated homes or homes with acreage can cost up to $400,000.

Albion Central School District offers college credit
Most students attend Albion Central School District, which receives an overall B rating from Niche. High schoolers can intern with local businesses, take Advanced Placement courses or earn college credit through dual enrollment with Genesee Community College. In 2024, the district completed a nearly $27 million capital improvement project that included renovations and security enhancements in every school building.

Recreation at village parks, the Erie Canal and Lake Ontario
“We’re located right on the Erie Canal, which is kind of a recreational thing,” Theodorakos says. Cyclists enjoy the Erie Canalway Trail, a scenic 360-mile route of mostly paved, off-road paths stretching from Buffalo to Albany. The trail makes up the east-west corridor of the 750-mile Empire State Trail. The village has parks like Bullard Park, which features a playground, splash pad and sledding hill. Youth league athletes regularly use the sports fields, and locals compete on the disc golf course. And there's more fishing about 10 miles north. “People come from out of state to fish for salmon — big fish, 20- or 30-pound fish — in Lake Ontario,” Theodorakos says.

Village restaurants and agritourism offer fresh local flavor
Residents from other towns come to the village to shop at grocery stores like Walmart and Save A Lot. Fast-food options are plentiful, but there are a few local spots to grab a bite. The Village House Restaurant is a staple for diner fare, and 39 Problems serves up pizza and wings. Baked goods and breakfast sandwiches are on the menu at Rise and Grind. Agritourism is strong, and there are several U-pick orchards, alpaca farms and farm markets. Farms like Patek’s Pickin’ Patch offer Community Supported Agriculture programs. Similar to a pre-paid subscription, CSA customers pay upfront to receive a weekly or bi-weekly allotment of fresh fruit and produce.

Annual Strawberry Festival celebrates agriculture
For more than 30 years, the annual Strawberry Festival has drawn residents and visitors to downtown Albion every June for a weekend of food, fun and friendly competition. Strawberries are the centerpiece of this celebration, which marks the start of the harvest season. The event also features a parade, car cruise-in, 5K/8K race and vendors. The Albion Farmers Market is held every Sunday from July through August. Albion was also once home to the Charles W. Howard Santa Claus School, an institution dedicated to teaching the next generation of Santas. Unimpressed by his Christmas contemporaries, Howard established the school at his Albion farmhouse in 1937. It’s now a private residence, but Howard is memorialized with a sculpture and a mural at Waterman Park in downtown Albion.
Less than an hour from Rochester
Albion is a little over 30 miles from Rochester and Frederick Douglass Greater Rochester International Airport, roughly a 45-minute drive on Route 31. Medical care is available about 10 miles away at Medina Memorial Hospital. Interstate 90, also known as the New York Thruway, is less than 20 miles away. Two lift bridges span the canal in town, going up and down depending on boat traffic. There are also two medium-security state prisons located just outside the village: Albion Correctional Facility for women, Orleans Correctional Facility for men.
