The people make Chaparral Hills a great place to live,” Neal says.

Ranch homes on multiple acres of land
Narrow neighborhood streets cut through the slightly elevated prairie of the Texas Panhandle. Ranch-style homes with hipped roofs and split-level properties are situated on multiple unrestricted acres of land, but there is still proximity to nearby houses. With the lack of restrictions, residents can build shops, detached garages or even raise select livestock. “You get a rural lifestyle, but not that far of a drive away from the amenities of the city,” says Douglas Campbell, a Realtor with French and Company Realtors, who has more than 20 years of experience in the Amarillo market. Prices range from $150,000 to $420,000 based on the acreage and condition of the property.
Prices can range from under $100,000 for smaller or older homes to over $500,000.
Chaparral Hills offers a more rural setting while still being close to the city.

Dual enrollment opportunities at River Road High School
Chaparral Hills is part of the River Road Independent School District, a small district of around 1,300 and gets a B on Niche. The district has a technology program provides all middle and high school students with their own personal Chromebook. Children attend Willow Vista Early Childhood Academy for prekindergarten through first grade and Rolling Hills Elementary School for second through fifth grade. Both schools get a B on Niche. The pipeline proceeds through the B-plus-rated River Road Middle School and River Road High School. The high school receives a B-minus on Niche and offers its students dual enrollment opportunities through a partnership with Amarillo College.

Multiple Amarillo City Parks nearby
Chaparral Hills provides large lots for recreation, but it’s within 10 miles of three city parks, including two larger regional parks – Thompson Memorial Park and Medical Center Park. Willow Vista Park is attached to the elementary school and is the closest to the neighborhood. The tree-lined green space has room for pick-up soccer games, a playground and hard-surfaced basketball courts. While the two regional parks offer amenities similar to Willow Vista Park, Thompson Park has a community pool and is the site of the Amarillo Zoo and Wonderland Amusement Park. Medical Center Park features a walking trail surrounding its lake and is home to the Amarillo Botanical Gardens.
Thompson Memorial Park includes a zoo, an amusement park, and 18-hole disc golf course and more.

Residents can take advantage of a Dollar General less than 2 miles away for quick grocery runs or head about 7 miles south to the United Supermarkets on River Road. For more shopping, southwest Amarillo has a lot of national retail brands, including the Walmart Supercenter on West Amarillo Boulevard. “It’s like an 8-minute drive to downtown. People choose to live out here because of the rural lifestyle, but work and go out in town,” Neal says. There are 30 locally owned restaurants in Downtown Amarillo, including Crush Wine Bar, which has an outdoor patio. Toscana Italian Steakhouse is downtown, too. It is housed in the historic Barfield building and has a speakeasy-themed bar.

Annual garage sale in Chaparral Hills
The neighboring Rolling Hills Community Association hosts an annual community garage sale at Chaparral Hills Baptist Church. Families from both Chaparral and Rolling Hills participate. A portion of the event proceeds go to a scholarship fund awarded to a local student. Being less than 10 miles from downtown provides more entertainment options like an Amarillo Sod Poodles baseball game at Hodgetown Stadium, an Amarillo Orchestra show at Globe-News Performing Arts Center or the Amarillo Market on Polk Street each Saturday in the summer.

The Loop encircles Amarillo
North Western Street makes up Chaparral Hills' western border. It heads south to connect to Texas State Loop 335. Known locally as The Loop, the roadway is an auxiliary highway that encircles Amarillo and connects to Interstates 27 and 40, which run through the city. The roadway is how residents can get 10 miles south to the Northwest Texas Healthcare System and 19 miles southeast to the Rick Husband Amarillo International Airport. To the east, commuters can use United States Route 87 to get into downtown. There are also numerous nearby places of worship, including Chaparral Hills Baptist Church, which calls the community home.

Severe weather across Amarillo
Living in this part of Amarillo does come with some inherent weather risks. The city experiences temperatures over 100 degrees in the summer and below freezing in winter. It’s also susceptible to severe thunderstorms, tornadoes, flooding and wildfires. The northeastern portion of Chaparral Hills does have an increased flood risk, and FEMA encourages all Texas homeowners to purchase flood insurance because of the state’s history. “One of the nice things about the neighborhood is people come together whenever needed,” Neal says.
