Craftsman-style bungalows in City View
All the streets in City View are named after United States cities. They are lined with sidewalks that lead toward the community park. Craftsman-style bungalows, built between 2002 and some brand-new, range from 1,700 to 2,500 square feet and have three or four bedrooms. Entrances feature covered archways, and property lots are well-kept and usually have garages and fenced-in backyards. Prices range from around $255,000 to $400,000, while a new construction can go for $420,000 to $580,000. “Homes, typically, move pretty quickly in City View, especially ones at the lower price point,” says Shane Hanes, the broker-owner at Realty One Group Oculus, who has sold in City View. “New construction has slowed down overall, and that skews the average days on the market. Houses at a low price point that are move-in ready sell in a couple of days. Higher-end price points, you’re probably talking 60 to 80 days.”One of the best school districts in Amarillo
City View is part of the Canyon Independent School District, which serves a little more than 11,000 students. It gets an A on Niche, which ranks it as the best school district in the Amarillo area. Students attend City View Elementary for kindergarten through fourth grade, Pinnacle Intermediate for fifth and sixth grades, and Randall Junior High for seventh and eighth grades. Both the elementary and middle schools get an A-minus score from Niche, while the junior high is unranked. Like most Amarillo communities, City View has a park by the same name behind the elementary school. The vast open space is encircled by a paved walking trail that connects to neighborhood sidewalks for an evening stroll or a place to take pets for a walk. On the park's eastern edge is a playground usually frequented by neighborhood kids. The park is also home to one of the city’s 13 splash pads, open daily from 11 a.m. to 8 p.m. City View is 4 miles south of John Stiff Park, the largest park in Amarillo. The park has a community pool and a skate park. Its walking trails lead hikers to McDonald Lake, popular among anglers.Coulter Street has plenty of dining options
About a mile drive west down Arden Road will lead to a Walmart Neighborhood Market for weekly groceries. “The western part of Amarillo is really growing,” says Melanie Scott, a Realtor with Keller Williams Amarillo. “With the development of the new neighborhoods, commercial and retail have followed.” About 5 miles west, Coulter Street has plenty of dining options, from the locally owned Savor Tapas bar or 575 Pizzeria to more chain-style places like Buffalo Wild Wings. City View doesn't have an HOA, but the neighborhood does have an active Facebook page to promote local block parties throughout the year. There is also an annual neighborhood-wide garage sale toward the end of May or early June. It is about 8 miles to downtown, which has come to life in the last decade. In addition to 30 restaurants, there's a minor-league baseball team called the Amarillo Sod Poodles and events like High Noon on the Square, a lunchtime summer concert series on the Potter County Courthouse lawn.Proximity to the Loop
Just to the south of the neighborhood is Texas Loop 335, which encircles Amarillo and connects to all major interstates in the city. “Now that the loop is open on the west side of town, you can get around way quicker. You can get on I-40 without using the slower Soncy Road or Bell Street.” Hanes says. “It is going to be super nice once it is all completed. The Loop runs to Rick Husband Amarillo International Airport, about 16 miles east. City View is less than 8 miles from the Northwest Texas Healthcare System, a teaching hospital that can be reached via Coulter Street.Windiest city in the country
Located in the High Plains, Amarillo's wide-open landscape combines with persistent low atmospheric pressure to make it the windiest city in the country. Average wind gusts here clock in at about 13 mph. Although the wind sometimes brings with it the smells of nearby cattle ranches, it also makes the city's air some of the cleanest int he country. The are are experiences all weather with extreme heat and freezing temperatures. "On certain days, you can feel all the seasons in one day,” Cofer says. There is also a chance for severe weather, including thunderstorms, tornadoes, and flash flooding. Parts of City View from Bismarck Avenue south to Destin Avenue, are at high risk for flooding. Texas homeowners are usually encouraged to purchase flood insurance, especially in some high-risk areas where it is required if they get a mortgage through a federal lender.
