Newer neighborhood in the heart of Amarillo’s growth pattern

Tucked away along Texas State Loop 335, Heritage Hills is a new neighborhood with construction continuing amongst already-built Craftsman bungalows. The community is home to an elementary school that opened in 2021. A quick drive north on Soncy Street leads to national brands, restaurants, parks and the city’s medical district. “It’s smack dab in the middle of the new growth pattern in Amarillo,” says Chancy Via, the owner of Palo Duro Real Estate, who has sold properties in the neighborhood. “It’s right on the new construction of The Loop, and it's in a great school district and zoned for the newest school we have available. The elementary school in the neighborhood is great, and the intermediate and junior high are good, too.”

Craftsman-style bungalows on narrow lots

Newer Craftsman-style bungalows are lined tightly on narrow, perfectly manicured property lots. All addresses feature an arched entrance and garages. Locals can walk around the community on connected sidewalks that lead to main roadways, like Heritage Hills Parkway, have medians that are paved walkways with common greenspace. Most properties sell between $250,000 and $385,000, with newer construction scaling from $260,000 to $380,000. “It’s a very attractive neighborhood for first-time homebuyers because people would rather buy a newer house than an older house,” says Alejandro Rocha, a Realtor with Coldwell Banker First Equity, who has sold homes in the area. “Southwest Amarillo is where the city is growing, and everyone I talk to wants to be in this location.” Heritage Hills is within a few miles of multiple places of worship across various denominations, including the Hindu Temple of Amarillo and Journey Church.

Attending the newest school in the Canyon ISD

Heritage Hills is part of the Canyon Independent School District (CISD), which gets an A from Niche and has around 11,000 students. The CISD is a district of innovation, giving it flexibility similar to a charter school, with more say over the curriculum. The neighborhood’s Heritage Hills Elementary School is for kindergarten through fourth grade, and Greenways Intermediate School teaches fifth and sixth grades before heading into West Plains Junior High School. The elementary school opened in 2021 and doesn’t have a grade on Niche, while the intermediate school and junior high get an A. West Plains High School opened for the 2022-23 school year. It is the newest high school in the city and gets a B on Niche.

Commuting around Amarillo on “The Loop”

The neighborhood's western edge is Texas State Loop 335, more affectionately known as The Loop. This alternative highway encircles the city and connects to Interstates 27 and 40. Commuters can use The Loop to get to I-27, which leads 10 miles downtown or 20 miles east to the Rick Husband Amarillo International Airport. Residents have two nearby options along Soncy Road in case of emergency. The Northwest Emergency Center at Town Square, a satellite emergency room, is 2 miles away, while the main hospital, Northwest Texas Healthcare System, is 6 miles north.

Shopping, dining and movies at Town Square Village

Heading north on Soncy will lead to southwest Amarillo’s retail corridor. About 2 miles north, Town Square Village is a mixed-use development with a bustling commercial district. Locals can find entertainment through retail therapy with fashion stores like Apricot Lane or catch the latest Hollywood blockbuster at Cinergy Entertainment, which has an adjoining arcade. There are numerous restaurants, too, like X- (said X Bar) Steakhouse, which has an outdoor patio. Further north on Soncy Road are the city’s national brands, including Sam’s Club, the Home Depot and Academy Sports. Amarillo’s lone mall, Westgate Mall, has been in the community since the 1980s and has over 80 storefronts 5 miles away.

Teeing off at Preston West Golf Course

Heritage Hills has no park but is near many community parks. Just across Soncy Road, the Greenways is loaded with space for outdoor recreation. The neighborhood has paved walking paths lined with greenways accented by flowerbeds and trees. Greenways Park has a playground and hard-surface basketball courts. John Stiff Memorial Park is one of the largest in the city and is about 5 miles away. With a laundry list of amenities, the park is visited for strolls along McDonald Lake, the Southwest Community Pool and its skate park. Golfers can take advantage of the Preston West Golf Course, about 2 miles south. The 18-hole course offers challenging fairways, practice greens, a driving range, and Bar 3 to celebrate post-round.

Entertainment options abound throughout Amarillo

Heritage Hills does have an HOA, but its focus right now is to ensure that all common spaces are well-manicured. “The neighborhood is still growing, and they do have an HOA. I think in four to five years, they will have a lot more official events,” Rocha says. John Stiff Memorial Park hosts numerous community events throughout the year, including the Independence Day +1 Festival. Celebrated on July 5, the event has live music, food trucks and a firework and drone show. Residents can also make the 10 miles trek east downtown for a night out at one of its 30 restaurants, including Crush, a wine bar, an Amarillo Sod Poodles minor league baseball game, or an Amarillo Symphony Orchestra concert at Globe-News Performing Arts Center.

Severe weather possibilities in Amarillo

Amarillo experiences all kinds of weather throughout the year, including below-freezing temperatures and days over 100 degrees. It can also see severe weather, including thunderstorms, tornadoes and flooding. The western portion of the neighborhood along Heritage Hills Road Parkway and on the Loop has an increased risk of flooding. However, the Federal Emergency Management Agency does encourage all Texas homeowners to purchase flood insurance. The city is annually ranked as the windiest in the country. Average wind gusts hit around 13 mph due to low pressure in the atmosphere and its open space.
