Established Amarillo neighborhood south of Interstate 40
Like most Amarillo neighborhoods, Lawndale offers an elementary school with an attached park and shopping on the exterior main thoroughfares. However, its location south of Interstate 40 opens the entire city to the established community’s residents. Part of the A-minus-rated Amarillo Independent School District, the zoned elementary and high schools are within the boundaries, and some students are within walking distance. There are numerous nearby shops and restaurants, but its location, just 3 miles south of downtown, allows locals to explore Amarillo’s arts, sports and other community events. “Young families have started to move here because the rest of their families are nearby,” says Jennifer Rosenbach, a Realtor with Amarillo’s Parkview Realty, who has been active in the city’s market for 15 years. “Investors also buy rental properties here because of the affordable price points, nearby amenities and its location.”

Ranch-style homes with attached garages
Ranch-style homes or the occasional bungalow are perched on compact lots and are shaded by the trees that line Lawndale’s residential streets. Addresses come with fenced-in backyards and have attached garages on the front or back of the property. Roads are connected by a sidewalk that makes the community accessible by foot. While some fixer-uppers can fall under $100,000, most homes sell between $105,000 and $260,000. “The market is hard to predict. If houses are priced well and updated, they will sell fast. Buyers have more inventory to look at, so being priced right is pertinent to selling quickly,” Rosenbach says.
Ranch-style homes are common in Lawndale, with trimmed lawns and spacious backyards.

Lawndale Elementary and Caprock High are in the neighborhood
Lawndale is part of the Amarillo Independent School District, which ranks as an A-minus on Niche and has slightly more than 30,000 students. The district offers a school choice program, where families can pick the school that best fits their children’s needs regardless of it’s the neighborhood school. Children attend Lawndale Elementary School, which is at the center of the neighborhood. Middle school children start at Bowie Sixth Grade Campus before continuing to Bowie Middle School. Students earn their diplomas from Caprock High School, also in Lawndale, which offers advanced academic classes, including AP courses. The sixth-grade campus scores a C-plus on Niche, while the other three schools rate it as a B. “All AISD graduates that meet certain requirements are eligible for the Thrive Scholarship, which grants 60 hours of tuition, books and fees at Amarillo College,” says April Brownlee, who works in the communication department for the school district.

Staying active at Lawndale School Park
Lawndale School Park is attached to the elementary school on South Bivins Street. A paved walking trail encircles the park, which has a playground and ample green space for pick-up soccer and flag football games or picnics. Comanche Trail Golf Complex is one of two city-owned golf courses just south. The complex offers two 18-hole courses — Tomahawk and Arrowhead — laid out as Scottish link-style courses. Golfers can hone their skills with practice greens, a driving range and a chipping area.
Running weekly errands at Amigos
Residents can stay in the neighborhood for most of their shopping. Along I-40, they can pick up groceries from Amigos, part of the Texas-based grocery chain United Family. The same shopping center features national brands Ross and Big Lots, while a Walmart Supercenter is just across South Grand Street. This same corridor has various fast-food options, from Taco Villa to McDonalds. Coyote Bluff Cafe is nearby and is known for its various burger options, and there are 30 locally owned eateries just a short drive away downtown, including Six Car Pub and Brewery.

City-wide events in Downtown Amarillo
Along Southeast 27th Avenue, East Amarillo Library offers smaller community events, from summer reading programs to being the sponsor of AMA-CON, a pop culture convention held at the Amarillo Civic Center. However, being only about 3 miles from downtown provides numerous entertainment options. Locals can check out an Amarillo Sod Poodles minor league baseball game at Hodgetown Stadium or catch a performance by the Amarillo Symphony Orchestra or Amarillo Ballet at Globe-News Center for Performing Arts. Easy access to I-40
The city offers the ACTransit bus service for public transportation. The closest stop is about a half mile away on Southeast 34th Avenue. Lawndale is just south of I-40, one of the two major highways in the city. The roadway is how to get the 9 miles west to Northwest Texas Healthcare System, a teaching hospital, and Rick Husband Amarillo International Airport 8 miles east.
Severe weather in Amarillo
Amarillo experiences a multitude of weather conditions each year. It can see temperatures above 100 in the summer and below freezing in the winter. It is also susceptible to severe thunderstorms, tornados and potential flooding. While Lawndale is not on the flood plain, FEMA encourages all Texas homeowners to purchase flood insurance because of the state’s history. The city is also ranked among the windiest places in the country, with average wind gusts above 13 mph.
