Land is abundant in Mescalero Park
Between Amarillo and the small city of Canyon are miles of prairie land that stretch along either side of Interstate 27. Mescalero Park is in between these two cities and gives the impression of being worlds away from urban life. The neighborhood, built in the first developmental wave at the end of the 20th century, is just 15 miles from downtown Amarillo. "The outskirts of Amarillo are a big deal right now. Everyone thinks people in Texas have 10 acres of land and horses to their name, but that's not true. Out there, it's possible," says Jinger White, a Realtor with Era Courtyard Real Estate who's lived in the Texas Panhandle her entire life. "So much has grown out there and is still growing. I think developers finally realized how much people want that space."

Fewer building restrictions outside of Amarillo proper
Wide, unobstructed horizons and miles of flat land surround Mescalero Park. Ranch-style homes are spaced far apart, with tractors and pick-up trucks parked on the generous acreage. Many homeowners here have taken advantage of the minimal land regulations by adding sheds, workshops or fences for farm animals. "There's so much less restriction about what you can do with your land outside of the city," White says. "It used to be such a dry stretch of land between here and Canyon, but now when I drive past there, I always see something new popping up." Mescalero Park’s ranch-style properties are larger than average, typically just under 2,000 square feet, and most were built at the end of the 20th century. Prices depend on the acreage – smaller ranch homes with under 4 acres of land may sell for $250,000 to $300,000, while larger homes and new builds on 5 or more acres can sell for $350,000 to $500,000. The area rates a 1 out of 10 on the CAP Index Crime Score, well below the national average of 4.

The top-rated Canyon Independent School District
Mescalero Park falls under the Canyon Independent School District, which Niche rates an A and named the top school district in the Amarillo area. Students can attend kindergarten through fourth grade at nearby Lakeview Elementary, rated a B-plus. They move on to Canyon Intermediate School and Canyon Junior High, which both have A ratings, before going to A-minus-rated Canyon High. Canyon High School is classified as a 4A school as of 2018 by the University Interscholastic League. The girls' basketball team there claimed nearly 20 state titles between 1969 and 2021. Becky Williams, a Realtor with Fathom Realty who has a decade of experience, notes that Canyon ISD may be a deciding factor for homebuyers looking to live outside Amarillo proper.

Using I-27 to get to Amarillo and Canyon
Residents of Mescalero Park can follow the major thoroughfare of I-27 for about 15 miles north into the heart of downtown Amarillo, or 9 miles south to Canyon. Amarillo City Transit does not run bus lines to the neighborhood, so many residents are dependent on their cars. Rick Husband Amarillo International Airport is 19 miles away and Northwest Texas Hospital is 11 miles north.

Green Chile Willy's is a local staple
Residents can drive along I-27 and find scattered businesses in strip malls, from gas stations to chains like Dollar General. Just off the interstate is an Amarillo staple named Green Chile Willy's, a local Southern-style restaurant that's been serving the community for over 15 years. For a more extensive commercial area, many residents will head about 8 miles up Coulter Street into Amarillo’s southwest corridor, where there's a Walmart Supercenter, Lowe's, Natural Grocers and several banking locations. "Since you're right in the middle, you can practically split your time between Amarillo and Canyon," White says. "Amarillo has bigger options, I'd say."

Games at WT Buffalo Stadium
Mescalero Park doesn't have a designated park. The neighborhood’s position between Amarillo proper and Canyon places it right in the prairie lands. Luckily, Southeast Park is only 11 miles away, about a 15-minute drive, due to the lack of traffic on residential roads. It has hundreds of acres and includes a playground, two dog parks, a fishing lake, a shooting range and two multi-use fields. Just 9 miles south at the outskirts of Canyon, Buffalo Sports Park is where all athletes attending West Texas A&M University head for games. From soccer to football and baseball, locals from both Canyon and surrounding cities come to support their favorite collegiate teams. "The Buffalo Stadium they have is beautiful. It only got built four years ago, and it’s state-of-the-art," White says.
Mescalero Park residents can enjoy the lakes at Southeast Parks for a tranquil morning of fishing.

Amarillo's unpredictable weather
Amarillo's surrounding flat prairie landscape and low atmospheric pressure combine to make it one of the windiest cities in the country. Amarillo is also known for its extreme temperatures, with summer days clocking in at 100 degrees while winter freezes are common. "If you don't like the weather, stick around. It'll change in 20 minutes," White says. "When a storm blows through, it practically rains mud with all the dirt out here."
