Staying true to its name, The Greenways is a master-planned community with more than 80 acres of greenways and park space in southwest Amarillo. It was developed by Edward Scott in 1996, and new construction continues now. The neighborhood is between two commercial corridors in the area, is a part of an A-rated school district and stays active on its multiple green spaces. “It doesn’t feel like you are living in Amarillo,” says the Greenways HOA Manager Sara Nickson. “The homes are in such a beautiful natural setting. There’s a community vibe. Residents are always outside, and people say hi to each other. It is such a tight-knit community.”

Attending the A-rated Canyon Independent School District

The Greenways is part of the Canyon Independent School District, which rates as an A on Niche and serves around 11,000 students. The pipeline for the community is Arden Road Elementary for kindergarten through fourth grade, Greenways Intermediate for fifth and sixth grades and West Plains Junior High School, for seventh and eighth, all earning A’s on Niche. West Plans High School scores a B on the site and opened in the 2022-23 school year. The high school offers a Dual Credit program through a partnership with Amarillo College.

The long-standing Greenways Neighborhood Picnic in September

The community’s largest event of the year is The Greenways Neighborhood Picnic, which routinely draws more than 800 people annually. A long-standing tradition, the event includes live music and activities for the whole family. The celebrations continue with smaller events like a free popsicle on Independence Day and the Fall Pumpkin Pickin’. Around Halloween, each household gets a free pumpkin and a chance to meet the Amarillo Sod Poodles, a minor league baseball affiliate of the Arizona Diamondbacks, mascot, Ruckus.

Walking through the Greenways

It's easy to see how the Greenways got its name. Multiple paved walking paths are flanked by landscaped greenways beautified by scattered flowerbeds and trees. “Since we have those main parkways, everyone is always outside. You may have to walk across maybe two streets as you loop around the neighborhood.” Nickson says. Four parks vary in size throughout the community, including Scott Park, which has a pergola that shades a seating area. Greenways Park is a city park with a playground and hard-surfaced basketball courts.

Dining in the Greenways Village

Residents can choose between a Natural Grocer on Hillside Drive or the Walmart Neighborhood Market on Arden Road. On the northeast side of the neighborhood is the Greenways Village a shopping center anchored by Panache, an interior design and home goods store. In the surrounding area are two local favorite restaurants. A House Divided is a family-owned sports bar with a virtual reality room with multiple sports-themed games. Savor is a Tapas restaurant that features a covered outdoor patio.

Craftsman homes in a natural setting

Off the busier Soncy Road and Coulter Street, less traveled neighborhood streets wind through the Greenways and lead to multiple cul-de-sacs. Potential buyers can find craftsman-style bungalows spaced tightly together, New Traditional Prairie homes that are nearly 3,000 square feet and millennium mansions. The community is undergoing one of its final expansions, and new construction homes are available. Property lots are well maintained with trees scattered 30 yards apart, per the community’s covenant. Craftsman properties can sell from around $350,000 to $500,000, while millennium mansions can rise from $515,000 to $850,000. “The price points in The Greenways is a little higher than other places in the city. Combined with higher interest rates, the market in the community has been slower,” says Landon Moreland, the broker-owner of Moreland Real Estate Group.

Getting around the city on Loop 335

To the west of the community is Texas State Highway Loop 335, which encircles Amarillo and connects to all major highways in the city, including Interstate 40. Commuters can reach Rick Husband International Airport, about 17 miles east, via I-40. ACTransit is a bus service that runs through the city. Unfortunately, there are no stops within The Greenways, but commuters can hop aboard at the stop in front of Sakura on South Soncy Road, 3 miles away. The Greenways is about 3 miles from Northwest Emergency at Town Square, a satellite emergency room, and about 4 miles from the Northwest Texas Healthcare System, a 495-bed teaching hospital.
