West Hills blends convenience with a laid-back atmosphere

The small, suburban neighborhood of West Hills offers a laidback lifestyle, with easy access to healthcare, shopping and dining in northwestern Amarillo. “It’s got the convenience of the city, but it feels like it’s its own little country-style area,” says local James Land, a Realtor with Fathom Realty. “It’s a fairly quiet neighborhood, not a bad place to live.” Home to a country club and a park, the community is anchored by recreation, and more green spaces are within a short drive.

Limited sales data but varied housing options across subdivisions

Sales data in West Hills is limited, but Homes.com calculates the average value here is around $332,000. There’s a variety of housing options spread across a few subdivisions. HOA-free midcentury ranch-style houses comprise the north side, while the south side is more of a mix. The gated Tealwood Lakes community, a couple of streets over from the country club, has a selection of upscale single-family homes. They’re rare on the market, as are the estate-style houses on tree-lined Avondale Street. Townhouses are available in the gated Woodstone community.

Amarillo is prone to tornadoes and flash floods. There are special flood zones within the neighborhood, and properties touching them may require flood insurance to qualify for federally backed mortgages.

Amarillo ISD provides school choice and technical education paths

Amarillo Independent School District has a B-plus on Niche and offers school choice. Local schools include San Jacinto Elementary (B-minus), Houston Middle (B-minus) and Tascosa High (B). Career and technical education is available through AmTech Career Academy, with pathways as varied as animal science, law enforcement, cybersecurity, agriculture technology and digital communications.

From playgrounds to championship golf, outdoor options abound

West Hills Park is a neighborhood green space with a paved walking path and a playground. Another recreational avenue in the community is Amarillo Country Club, where members enjoy a private, championship golf course, pickleball and tennis facilities, a state-of-the-art fitness center and more. Nearby, Sam Houston Park hosts summer concerts. Beyond its green lawn, the park also has a playground and tennis courts. Outside the city, but only about a 5-mile drive from West Hills, Wildcat Bluff Nature Center lets visitors explore the Texas Panhandle wilds, from bluff overlooks to wildflower-filled prairies.

From big-box retailers to local eats on Interstate 40

Interstate 40, locally known as Amarillo Boulevard, is a major thoroughfare and commercial corridor for northwest Amarillo. Stores off the strip include United Supermarkets, Walmart Supercenter and Lowe’s Home Improvement. Fast-food options include Chick-fil-A and Wienerschnitzel. By the west side, El Tapatio serves a traditional Mexican menu, and It’s a Punjabi Affair, on the east side, is a local favorite for Indian.

Quick access to Interstate 40 and downtown Amarillo

Amarillo City Transit has bus stops on Southwest 9th Avenue, but most residents use cars to get around. Drivers have immediate access to Interstate 40 and a pretty direct route into Downtown, less than 5 miles away. Emergency care is roughly 3 miles away at Northwest Texas Healthcare System. Rick Husband Amarillo International Airport is on the other side of the city, about 12 miles away.
