Located between Historic U.S. Route 66, known locally Amarillo Boulevard, and Interstate 40, Westlawn is a northwest Amarillo neighborhood with two names. While most people refer to it as Westlawn, others call it Sunset because Sunset Terrace is a road that runs through it. Regardless of what street a house is on, homeowners have easy access to shops, dining and downtown, all while being part of the highly rated Amarillo Independent School District. “You can get some really cute little houses in Westlawn,” says Sabre Cofer, a Realtor with EXP Realty with over 15 years of experience in the Amarillo market. “You’re on the northwest side of town, near the hospital. That whole West Amarillo Boulevard has grown up over the last few years with big-box stores and fast food restaurants. It’s really close to an area that is exploding.

Diverse architectural style selection in Westlawn
Westlawn’s streets curve through the neighborhood and are lined with sidewalks shaded by trees. Ranch-style homes, Tudors and bungalows are situated on compact and well-kept front yards. Most properties include fenced-in backyards and garages. Along Sunset Terrace are a few larger Tudor-style and Colonial Revival homes on grander property lots. “It’s an older, charming area,” Cofer says. “Many homes were built with a little apartment or small house behind them.” Most properties sell for $140,000 to $260,000, but the Tudors and Colonial Revivals go for $400,000 to $500,000.

An AP Capstone diploma from Tascosa High School
Westlawn is part of the Amarillo Independent School District (AISD), which gets an A-minus on Niche and serves around 30,000 students. The district offers school choice, so parents and students can choose a school that best fits the student's needs. Children attend Wills Elementary School, which rates as an A-minus on Niche and is at the center of the community. Houston Middle School and Tascosa High School get a B on Niche. The high school offers an AP Capstone Diploma. All AISD high school students can spend part of the day at the AmTech Career Academy, which offers nine different schools, including the school of architecture, construction and manufacturing, according to April Brownlee, who works in the AISD Communications Department.
Tascosa High School is a quality school.

Three community parks in Westlawn
Depending on the location in Westlawn, residents have many nearby parks. Right next to the elementary school, Margaret Wills School Park has a playground, basketball courts and ample open space. Sam Houston Park is at the northwest corner and is the largest recreational area, offering a paved trail shaded by towering trees, a playground and tennis courts. West Lawn Park has Tascosa High School’s softball field and soccer and football fields. Rock Island Rail Trail runs parallel to Plains Boulevard and is a 4-mile trail made from an old railroad corridor.

Wellington Square on Southwest 16th Avenue has beauty shops, an urgent care and several local restaurants. Dyer’s Barbeque has been serving the Texas Panhandle for 50 years, and Amarillo location has been operating here for 40 years. Macaroni Joe’s is a bit more upscale Italian restaurant with a wine list of over 600 selections, while Sharky’s Burrito Company offers Mexican fare and catering . Farther south on South Georgia Street, residents can find a Market Street grocery store and big-box stores like Home Depot. Jamming out in Sam Houston Park
The Amarillo Parks and Recreation Department presents the Starlight Theater Free Summer Concert Series at Sam Houston Park each summer. The night features live music and food trucks on site every Tuesday from May to August. More events can be found 3 miles east in downtown. The city has a minor league baseball team, the Amarillo Sod Poodles, which plays at Hodgetown Stadium. It also has a symphony orchestra, opera and ballet company that performs at the Globe-News Center for Performing Arts.

Getting around Amarillo
Westlawn is between Historic U.S. Route 66, known locally as Amarillo Boulevard, and Interstate 40. South Georgia Street and Southwest Third Avenue to get 12 miles east to the Rick Husband Amarillo International Airport. Southwest Ninth Avenue leads the 3 miles to Northwest Texas Healthcare System, a nearly 500-bed teaching hospital.
