Del Mar is a sought-after, coastal community on Fidalgo Island
On the west coast of Fidalgo Island, Del Mar is considered a desirable community for its luxury homes and unobstructed waterfront vistas. “People are attracted to our views,” says Mariah Haney, a broker at Compass Anacortes who sells in Del Mar. “Much of the island has incredible views, specifically The Pointe [subdivision] because it’s on the hill, so views are more clear. There are no rooftops in view, so that’s a really big draw. A lot of homes do have rooftops in view, but that neighborhood on the west side gets clear views of the Olympic Mountains and sunsets.” Tranquil and remote, this all-residential area hugs the coast of Burrows Bay. Neighborhood roads lined with mature evergreen trees traverse the hilly terrain. With home prices often exceeding $1 million, average home values are consistently higher in Del Mar compared to the rest of the Mount Vernon metro area. The overall CAP Index Crime Score for this Skagit County community is 1 out of 10, much lower than the national average of 4.
Del Mar’s luxury homes with scenic waterfront views
Homes perched on rocky cliffs face the blue waters of Burrows Bay, looking out toward some of the most far-western edges of the United States. Residences tend to have plenty of windows and outdoor living spaces, providing different places to watch vivid sunsets from the comfort of one’s home. Contemporary and custom-built homes are prevalent in Del Mar, and many of them were built in the 1980s and 1990s. Prices range from about $825,000 to $3.5 million, and as of October 2025, the median single-family home sale price is about $1.1 million. Homes on the higher end have luxury perks like in-home spas or movie theaters. HOA fees vary, typically falling between $69 and $148 per month. “HOA fees depend on the neighborhood for what they cover,” Haney says. For instance, she notes that The Pointe HOA covers costs associated with road maintenance and any necessary paving work, while the Alexander Beach HOA maintains the gated community's private beach. Potential buyers should be aware that Alexander Beach properties have an increased flood risk.
Exploring Fidalgo Island on land and on the water
Del Mar offers both coastal and inland outdoor recreation opportunities. Mt. Erie is the tallest peak on the island; the summit is accessible on foot or by car, offering panoramic views of the lakes and the bay. Sailors and kayakers can explore Burrows Bay, which connects to several other bays and straits in the region. Fidalgo Island also has several freshwater lakes; the closest one to Del Mar is Lake Erie, which has a public boat launch. Some subdivisions in Del Mar have private beach access and moorings for securing small watercraft. Otherwise, residents can dock their boats at one of the six marinas in the City of Anacortes. “You can lease or own a [boat] slip—monthly or yearly,” Haney says. “You can buy them like you would a condo—covered or out in the elements.” A few miles south, Deception Pass State Park marks the point where the waters of the Skagit Bay make their way to the Pacific Ocean. Here, nature lovers have over 4,000 acres of old-growth forest, 38 miles of hiking trails, campgrounds and beaches to explore.
Students are zoned for the Anacortes School District
The Anacortes School District, rated A-minus on Niche, serves the neighborhood. Students may attend A-minus-rated Mount Erie Elementary, B-plus-rated Anacortes Middle and A-minus-rated Anacortes High. The high school took home back-to-back 2A State Football Championships in 2023 and 2024. The Anacortes School District offers in-district open enrollment and accepts out-of-district transfers through Washington’s Choice Transfer process, subject to space availability and district approval.
Shopping and dining in Anacortes
Residents must drive outside Del Mar for shopping and dining, and most options are about 5 miles northeast in Anacortes . Shoppers can head to Safeway for groceries, Walgreens for prescriptions and Ace Hardware for home improvement supplies. On Saturdays from May through October, local artisans and farmers sell custom jewelry, fresh flowers and produce at the Anacortes Farmers Market. Adrift Restaurant serves seafood lunches and dinners using locally sourced ingredients, while the longstanding Fidalgo Drive-In offers classic diner fare. Island Health Hospital is also located in Anacortes.
Regional travel on Fidalgo Island
Del Mar is a car-dependent community with no public transportation. Marine Drive extends the length of the neighborhood, connecting to other roads on Fidalgo Island. The Anacortes Ferry Terminal transports cars to and from the San Juan Islands, an archipelago known for whale watching. The ferry accepts reservations and offers multiple daily timeslots. Anacortes Regional Airport is conveniently located on the island, but commercial flights require a 40-mile drive north to Bellingham International Airport.
