Ashland, a master-planned community with new homes and recreation

Ashland is an up-and-coming master-planned development with new homes and built-in amenities on the outskirts of Angleton. The community was designed to be family-friendly, with pocket parks, pools and two schools a short walk from home. It is located along Highway 288, which means residents can easily get to Houston for work, food or fun. You can head into Angleton for local restaurants, groceries and other stores.

A mix of builders offer a variety of floor plans and price points

Ashland’s focus is its homes, which include New Traditional and contemporary builds with brick and stone exteriors. One- and two-story models often have open-concept floor plans, wide driveways and two-car garages. The median lot size is about 5,800 square feet. Amber Stevenson Burris, Realtor with Re/Max American Dream, who has been working in the greater Houston area for over a decade, says the lots are much larger than those in other new-home communities she has worked in. “In this one, you’ve got room for a swing set,” she says. “You can put a trampoline back there. The backyards are a very good size.” The median single-family home price is slightly higher than the rest of Angleton. Even so, Stevenson Burris says that “the homes in Ashland are priced very fairly,” especially when factoring in how new the properties are – with construction starting in 2026 – and the amenities available in the community. Depending on size and builder, you can expect to pay between the mid-$200,000s and the mid-$400,000s:

  • CastleRock Communities, Saratoga Homes and Starlight Homes properties start in the mid-$200,000s.
  • K. Hovnanian homes are priced from the upper $200,000s.
  • Ashton Woods and Lennar houses begin in the low $300,000s.
Annual HOA dues are about $1,000 annually and cover the cost of maintenance and development of Ashland’s common areas and shared amenities. “It’s not just grounds that they’re keeping up with, but also the pools and the walkways and the parks,” Stevenson Burris says.

Built-in amenities include walking trails and pools

Residents can enjoy built-in amenities such as pocket parks and hiking trails. “You have that tranquility and serenity at your own house, where you can walk around and relax,” Stevenson Burris says. The trails lead to an amenity center with a colorful playground, a resort-style pool and a lap pool.

Living in Ashland also means you are about 20 miles from the Brazoria National Wildlife Refuge, which spans more than 45,000 acres. While there, you can fish, hunt, hike and look for wildlife, with over 320 species of birds.

Two Angleton schools are in the neighborhood

As part of the highly rated Angleton Independent School District, school choice is available through campus-to-campus transfer applications. Two new campuses, Heartland Elementary School and Heritage Junior High School, opened in the neighborhood.

Highway 288 makes it easy to commute to Houston

Ashland is located along Highway 288, which connects the community to several cities. Nearby destinations include:

  • Houston, which is about 40 miles away (45 minutes to an hour away, depending on traffic)
  • Angleton, which is about 5 miles away (10 minutes away without traffic)
  • Lake Jackson, which is about 15 miles away (20 minutes without traffic)
  • Freeport, which is about 20 miles away (30 minutes away without traffic)
  • Galveston, which is about 55 miles away (or up to an hour and a half away, depending on traffic)
“It’s an easy commute to Houston and an easy commute to Freeport,” Stevenson Burris says.

Angleton cuisine ranges from Cajun dishes to Italian classics

Residents often head into Angleton for a bite to eat. “There are some good restaurants there in Angleton, super cute mom and pop places,” Stevenson Burris says. You can try some Louisiana-inspired food at Honore's Cajun Café or visit Wild West BBQ for its smoked brisket. Giovanni's Italian Kitchen has been a local favorite since 2001. People also get groceries and run errands while they’re in Angleton, and there are even more options in Houston and the surrounding cities. “ Lake Jackson has a ton of stores,” Stevenson Burris says. “They’ve got little shopping centers, and there’s a lot of options for food and all of that good stuff.”
