South Appleton is a residential area with newer housing options

The Fox River runs through Appleton, splitting this growing city into a north and south side. “The south side has newer homes than the historic district near the city center,” says Aaron Curran with Curran Real Estate, who has over 9 years of experience in the city. South Appleton is a highly residential area with neighborhoods around central parks and elementary schools. However, locals can still find shopping options along Oneida Street and the bustling Route 441.

Competitive homes built from the 1960s to the 2000s

A classic south side neighborhood has gridded streets, with rows of single-story ranch homes. Detached garages in backyards are common, and streets are lined with sidewalks. A few modern communities have larger homes, especially around Route 441. In general, the area's houses were built from the 1960s to the 2000s. Like most of Appleton, properties are typically in high demand. “There are often multiple offers on properties,” says Curran, adding that the south side is just as in-demand as the north side.

Homes from the mid-to-late-1900s cost between $150,000 and $325,000, depending on age and condition. Properties built after 1990 tend to be more expensive, ranging from $300,000 to $450,000. A few condo communities have units that range from $175,000 to $400,000. Some areas near the river have a risk of flooding.

Charter school options at Appleton East High

Zoning for elementary school changes based on home location. South Appleton has several options, including Richmond Elementary and McKinley Elementary. Both schools are rated B-minus by Niche. Most kids are then zoned for James Madison Middle School, rated C-plus, and Appleton East High School, rated B. East High has two alternative charter options: Appleton eSchool for online learning and Tesla Engineering Charter School, which encourages a STEM-focused curriculum.

Neighborhood parks have space for baseball, volleyball and swimming

Throughout the south side, individual neighborhoods have their own green spaces. Hoover Park is known for its baseball diamonds, Jaycee Park has a sandy volleyball court, and Mead Park has a public swimming pool, which Curran says is very popular in the summer. Golfers might hit the greens at Reid Municipal Golf Course, home to the Appleton City Golf Tournament for over 75 years. To the north, the banks of Fox River have miles of walking trails and parks with kayak launches. The shores of Winnebago Lake are about 4 miles south.

In 2025, the senior-focused Mary Beth Nienhaus Activity Center opened. It offers more than 300 different programs and pickleball courts. “The activity center is quite large and is like a community hub,” Curran says.

A riverside coffee shop and a homestyle diner

While the southside doesn’t have a walkable downtown, there are still plenty of restaurant options. Tempest Coffee Collective has a back patio with views of the Fox River, and Stone Arch Brewpub is known for brewing all its beer on-site in a building from the 1800s. JD’s Drive-In, which serves burgers and soft serve ice cream, is especially popular with families and high school students. “JD’s has sponsored youth sports for a very long time, so the inside is covered with years and years of pictures of the teams,” Curran says. “And they hire a lot of local high school students to work there.”

The retail corridor along South Oneida Street has a variety of small grocery stores, including Asian and Hispanic markets. Around the 441 and East Calumet crossing, there are various big-box stores, including Target, Home Depot and Walmart.

Crossing the Fox River to get downtown and over to the airport

Downtown is about 2 miles away, and drivers must cross a bridge over the Fox River to get there. Curran says that traffic on the bridge is not generally an issue, and it has bike lanes on either side. The Fox Mall shopping area and the Appleton International Airport are also on the other side of the city, about 20 minutes away. To reach the larger city of Green Bay, it’s about a 30-mile drive.

Valley Transit bus lines run along major roads, including Oneida, Carpenter and Newberry. The buses travel to the south side hospital, St. Elizabeth, and into downtown. Homes near the hospital can expect emergency vehicle noise, and residents near 441 may experience traffic noise.
