Central Arlington is a student housing hub for UT-Arlington
Life in Central Arlington revolves around its large student population. As the city’s biggest employer, Arlington ISD has over 9,000 employees and manages 75 campuses from kindergarten through high school. After graduating, local students have their own college close by with the University of Texas at Arlington, which welcomes over 40,000 students every year. “The biggest draw for the city is the university,” says Derek Carter, a Texcel Real Estate agent and planning and zoning commissioner. “We’ve got a thriving downtown that’s right by UTA that’s walkable and has two little distinct areas of restaurants, bars and entertainment.” Between short-term and long-term housing options, green spaces and one of the largest shopping malls in the Dallas-Forth Worth metroplex, Central Arlington is in the middle of the college town with an easy commute to some of its biggest attractions.

A well-rated school district and university
Arlington ISD earns a B-plus on Niche and is among the nation's top 2% most diverse school districts. Central Arlington is zoned for multiple schools within the district, including nine elementary campuses and three middle and high school campuses. In addition to public schools, residents also have a handful of private educational options, such as Newman International Academy, Merryhill School and The Skyrise School. The University of Texas at Arlington is around 4 miles north and earns a B-plus.

Traditional homes dating back to the 1950s
A little over half of Central Arlington’s 50,000 residents are renters, with most apartments and townhomes located around The Parks Mall. Most single-family houses are further north around Pioneer Parkway and connected by organized but curved and winding roads. “It’s full of traditional houses from when the city boomed in the '50s up until the '80s,” Carter says. “We’ve got some really nice neighborhoods that flow really well through the whole city.” One-to-two-story homes with lots under a quarter of an acre cost around $200,000 to $500,000, while larger craftsman and ranch-style homes with one-acre lots can be about $500,000 to $1 million.

Shops and restaurants around The Parks Mall at Arlington
One of the area's most notable features sits to the south by Interstate 20: The Parks Mall at Arlington. With over 170 specialty stores, The Parks is a premier shopping mall with an arcade, ice-skating rink and movie theater anchored by brands such as Macy’s and Nordstrom Rack. Sit-down and fast-casual restaurants in and around the mall include The Cheesecake Factory, La Madeleine, In-N-Out and Dave & Busters. Several brunch and Mexican restaurants line the highway, while the closest grocery stores include Costco, Winco and Target.

Preserving a tree city for over 25 years
Central Arlington's several parks all have their own walking trails, ponds and playgrounds. The biggest is Vandergriff Park, an 84-acre facility with baseball fields, tennis courts, a swimming pool, a skate park and the Bob Duncan Center event space. The city also takes great care to preserve its 48 unique tree species, which is why The Arbor Day Foundation has named Arlington a "Tree City" for over 25 years. “Those strips of trees run right through Arlington,” Carter says. “Nature provided us with a really beautiful tree canopy.”

Public transportation and a short commute to Dallas and Fort Worth
Central Arlington is both walker and biker-friendly with plenty of trails and sidewalks between houses and local shops and parks. The city-run Arlington On Demand rideshare app provides car rides throughout the city for $3-$5 depending on the distance. Drivers can take Fielder Road around 4 miles north to Interstate 30, where it's then around 13 miles west to Fort Worth or 20 miles east toward Dallas. Medical City Arlington and the USMD Hospital are both located within Central Arlington and open 24 hours. The Dallas Fort Worth International Airport is around 20 miles north.
