A mixed Ashland market that's expected to grow
With some homes dating back to the 1920s, Normal's architecture varies from American Foursquares to wood-sided traditionals and cottage homes. "Normal is mostly single-family homes, with most having larger lots, some with acreage," Rice says. Spread out along loosely grouped subdivisions, homes feature wide front porches, original brick foundations and vintage details like dormer windows. Most properties sell from $50,000 to $120,000, with larger, more recently built homes going for a bit more, from $330,000 to $500,000, and featuring over 3,000 square feet. "This area saw a boom in new residents during lockdown and our influx of out-of-area new homeowners, although slowed, has remained consistent, which hopefully will jumpstart our construction since newer builds in this area are desperately needed," Rice says. Normal has several public green spaces within the community and within driving distance. Oliverio Park is between 39th and 41st Streets and features playground equipment, picnic shelters and baseball diamonds. Steel Sports Park is just over a mile west on Russell Street. It has a track, ball fields, skateboard half pipes, swings and a soccer pitch. The Port of Ashland is downtown and offers views and fishing access along the Ohio River. Also, the Ashland Area YMCA is about 3 miles west off Highway 60. The facility has a fully equipped gym, an indoor pool and a basketball court. It also hosts group exercise classes like spin and water aerobics. Outside of Ashland's immediate area, Rice recommends parks like Yatesville, Greenbo and Grayson Lake State Resort Parks, which are between 45 minutes and an hour away.Ashland Independent Schools in the community
Normal has several choices for education with Independent Schools providing the closest public option. Charles Russell Elementary receives a B-plus rating from Niche and is nearby on Russell Street. Ashland Middle School is just under 2 miles to the west near Paul G. Blazer High, which it feeds into. Ashland Middle earns a B-minus, while Blazer gets a B-plus. Niche also ranks Blazer the second-best public high school of the 14 in the greater Huntington area. Faith-based education is available at Holy Family Catholic School in Downtown Ashland. Normal honors its past at the C. B. Nuckolls Community Center & Black History Museum, a small museum established in 2022 and dedicated to exploring and preserving Black history in the area. A newly established entertainment option is Camp Landing Entertainment District, about 8 miles away via Highway 60. This mall includes a movie theater, restaurants like Smokin' J's Rib and Brewhouse, and Malibu Jack's Indoor Theme Park, which has mini golf, bowling and other games. Located 3 miles south of Downtown Ashland, Normal offers accessibility to several commuter and work destinations around the area. Residents can drive into Ashland by taking Winchester Avenue 3 miles, or 6 minutes, to the north. About 15 miles to the southeast, Huntington is also less than 30 minutes away, with Interstate 64 passing south of the community. Medical services are available at UK-KDMC Medical Center, located on 23rd Street. "Currently, our largest employer is UK-KDMC Medical Center. It used to be called King's Daughters Medical Center, but it recently merged with the University of Kentucky Medical Center," Rice adds. For flights across the East Coast, Huntington Tri-State Airport is about 8 miles from Normal with service from two major airlines.Shopping and dining at Ashland Town Center
Even though Normal is mostly residential, Dollar General and other stores are on Winchester Avenue, while the Ashland Food Fair, a local grocer, is on Blackburn Avenue. Midtown Mall is about 4 miles away with big box stores like Big Lots and Kroger, while Ashland Town Center is next door with retailers like JCPenney and restaurants like Cheddar's Scratch Kitchen. Cheddar's is known for made-from-scratch American cuisine like spinach dip and New Orleans Pasta. Ashland Town Center is also home to SuperHero Creamery, an ice cream shop with comics and figurines.
