Oakview-Blackburn is a primarily residential neighborhood on the southside of downtown Ashland. The community is known for having more spacious lots compared to homes closer to city center. "It's a laid-back, suburban area, but it's also right next to downtown, so there's a lot to do nearby," says Allison Goble, an area local and agent with Re/Max Realty Connection. It’s home to the Ashland Community and Technical College and its proximity to Route 60 gives residents access to the whole Ashland, Kentucky and Huntington, West Virginia region.

A mixed housing market in Oakview-Blackburn
Homes in Oakview-Blackburn are known for their architectural diversity and spacious suburban lots. American Foursquare homes from the 1930s sit next to more contemporary suburban designs from the '70s and '80s. Buyers can find large traditional homes set on a quarter to half-acre lot, or opt for a ranch-style with enough room for a tidy front and backyards. "Lot sizes really vary,” says Gennie Craigmiles, who also lives in the area and is an agent with Geneva Properties. “You might find a half-acre or so, but it's enough that you're not right on top of your neighbors." Most homes sell from $115,000 to $340,000, though smaller cottage homes with under 1,000 square feet can also sell for around $70,000. At the upper end of the price range, homes have up to 3,000 square feet and often feature renovated interiors.

Ashland Independent Schools in the community
Students may attend Hager Elementary, which earns a B rating on Niche. Ashland Middle School gets a B-minus, while Blazer High School scores a B-plus. The high school is rated as the second-best public high school in the Huntington Area according to Niche and offers varsity athletics and clubs like chess and creative writing.
Ashland Community & Technical College offers general science and associate courses as well as nursing and information technology programs. "I used to work there for 10 years, and it's been around forever," Goble says.

Heading outdoors in the Ashland area
Charles and Betty Russell Park is within walking distance for most residents. The park's hiking trail passes beneath a tall, leafy canopy of trees and stretches about 2 miles. Central Park is one of the region’s largest spaces at 47 acres. It has curated walking paths, ball fields, tennis and newly-added pickleball courts. The Port of Ashland in downtown allows residents can explore the Ohio River or take in scenic views of the water.
The Ashland Area YMCA is a membership-based indoor recreation center. The facility has a fitness center, tennis and racquetball courts, and an indoor pool. It offers afterschool and summer programs as well as youth sports leagues.

Shopping and dining along Blackburn Avenue
Oakview-Blackburn is entirely residential except for a few convenient options located on Blackburn Avenue, like Giovanni's Pizza, Dollar General and Ashland Food Fair. Ashland Food Fair is a small neighborhood grocer with a pharmacy and a food bar with freshly prepared items.
Ashland Town Center and Midtown Mall are located across Highway 60 from Oakview-Blackburn. Midtown Mall, a strip mall, has big-box stores like Big Lots, Kroger and Planet Fitness. Ashland Town Center has a range of clothing and beauty stores. Patrons can catch a movie at the mall's theater, sit down for dinner at restaurants like Olive Garden or shop for clothes at T.J. Maxx.

Getting around the Oakview-Blackburn area
Just 2 miles south of Downtown Ashland, Oakview-Blackburn is still a mostly car-dependent community. Drivers can take Highway 60 or Forest Avenue to drive the 2 miles downtown, while Highway 52 makes it possible to drive 16 miles east to Huntington in less than 30 minutes. Sidewalks line many of the neighborhood's streets, making it easy for pedestrians to get around the community. Those who aren't driving can also take a bike ride along 29th Street to reach downtown.
Kentucky's sixth-largest hospital, King's Daughters Hospital, is the closest medical center. The hospital is one of the area's top employers, with multiple subsidiaries throughout the Ashland community. Huntington Tri-State Airport is 10 miles southeast of the neighborhood along Highway 23, offering flights across the East Coast from two major airlines.
