Homes in Svensen offer privacy and open space, including properties near the Columbia River and its tributaries with generous acreage separating neighbors. “You can get a lot more bang for your buck out there,” says Caitlin Moore, a broker with eXp Realty. “The median price is about $550,000 in Astoria proper. The same house with the same acreage could be $450,000 to $500,000 in Svensen.” Despite its rural feeling, the community is still around 13 miles from the shopping, culinary scene and distinct culture of downtown Astoria.

Original Craftsman builds and seventies split-level homes
Gravel driveways branch off country roads with towering evergreens on either side, while Craftsman builds and country homes peek out between pines. Craftsman houses built in the 1920s that may need some updates or repairs often come with more than one acre of land, largely costing between $200,000 and $260,000. For $400,000 to $650,000 there are a variety of home styles to choose from: split-level homes built in the 1960s and 1970s, original Craftsman houses from the 1920s and new traditional builds with Craftsman-inspired details constructed after 1990. Svensen is also home to two manufactured home communities, one of which accommodates residents 55 years of age or older with a monthly lot rent rate of around $525. Bear Creek and Hillcrest Creek border the community, and homes near those bodies of water may be at an increased risk of potential flooding.

Bald eagles forage Twilight Eagle Sanctuary
Less than 5 miles west of the community, the Twilight Eagle Sanctuary encompasses 76 acres of tidal wetland and forested shoreline, home to three different types of salmon, as well as steelhead and the occasional seal or sea lion. Despite what its name suggests, bald eagles don’t nest in the sanctuary, though they can be seen roosting and foraging throughout the area. Though the property is protected, its wildlife can be observed from a viewing platform on Burnside Loop Road or by boat.
About 6 miles away in Knappa, a tributary of the Columbia River flows past the softball field and picnic tables at Big Creek County Park. Moss envelopes wide tree trunks and fern fans out along the park’s soft trails, while Big Creek allows for salmon, steelhead and trout fishing. “Native fish run through the Svensen area, and a lot of people who live out there tend to spend more of their time outdoors,” Moore says.
