Beltline helps Boulevard Heights reach new level
Balconies and patios in Boulevard Heights overlook the Atlanta Beltline, a citywide trail walked and biked by more than 2 million people every year. The recent construction of the Beltline through the neighborhood, sometimes called BOHO, has enticed developers to build modern homes and townhouses alongside 1920s houses and convinced businesses to open in the neighborhood. Meanwhile, residents can follow the Beltline to shopping and dining in nearby neighborhoods or walk to nearby Grant Park, one of Atlanta’s signature green spaces.
Vintage homes, gated townhouses and contemporary designs
Picket fences surround single-story bungalows and minimal traditional homes on compact, shaded lots. Larger two- and three-story properties have been built in the neighborhood, particularly in the northeast corner. New construction has been the trend in recent years, says Juli St George, a Realtor with Keller Williams Realty Intown Atlanta: "The neighborhood is established and has grown in the last few years because of its proximity to highways, Grant Park and the Beltline. We are seeing developers coming to build here, along with local businesses, because of it." If you’re more interested in swimming than mowing, you can trade yard space for amenities such as a swimming pool at Park Row, a gated townhouse community that stretches along the west side of Boulevard Heights.

How much homes and townhouses cost
Buyers can find two-bedroom homes from the lower $300,000s to the lower $400,000s, but larger houses typically sell from the upper $400,000s to the mid-$600,000s. Townhomes come with lower price tags that start in the upper $200,000s and climb to the upper $300,000s. However, townhouse developments often charge monthly HOA fees of between $200 and $500, while single-family homeowners usually don’t pay HOA dues.
Zoo, pool and more at Grant Park
Boulevard Heights neighbors Grant Park, home to Atlanta’s oldest park. It takes less than 15 minutes for most residents to walk to Grant Park’s southeastern entrance. Head to the park to:
Walk a mile-long loop trail among the park’s azaleas and hydrangeas
Take a dip in the public pool, open from May to September

Events held at the park include August's Summer Shade Festival, a food and music festival that fills the park for two days, and IllumiNights, a winter display of LED animals at Zoo Atlanta. "There’s always something going on," says Shana Arnold, an associate broker with Grant Park-based Adams Realtors. "One of the events we put on is the [Adams Realtors Run for the Park 5K], and we donate the proceeds to the Grant Park Conservancy." If you run out of activities to do at Grant Park, check out Boulevard Crossing Park, where kids and adults practice soccer and Australian rules football. Across the street, Chosewood Park has a playground, baseball diamond and playground.

Fresh produce, Mexican food and small shops along the Beltline
Boulevard Heights is a stop on the Beltline, a 22-mile trail loop that connects pedestrians and cyclists to dozens of Atlanta neighborhoods. The Beltline’s gravel paths and paved walkways pass restaurants, markets and more. Get on the Beltline and walk or bike to the following destinations in less than 2 miles:

IB programs in Atlanta Public Schools

Reaching Downtown Atlanta, Midtown and the airport
It’s only a 4-mile drive to Downtown Atlanta and 6 miles to Midtown Atlanta, but those short commutes can take up to 30 minutes during rush hour. Instead of driving, you cam catch a MARTA bus on Boulevard and arrive at downtown’s Georgia State Station in 15 minutes. From there, you can take MARTA’s blue and green train lines across the city.
When you need to make longer trips, Interstate 20 and Interstate 85 are 2 and 3 miles away, respectively. You can use I-85 to make the 9-mile drive to Hartsfield-Jackson Atlanta International Airport, where airlines offer direct flights to more than 200 global destinations.
Boulevard Heights residents can catch MARTA trains at the Georgia State and King Memorial stations.
