Why Capitol View brings new residents to Atlanta’s south side

The distant sight of the gold-domed Georgia State Capitol gives Capitol View its name, but home prices and the adjacent Beltline trail is what brings new residents to the Atlanta neighborhood. Capitol View is far enough south of Downtown Atlanta that typical home prices are less than what’s common in neighborhoods near the city’s core. However, Capitol View still enjoys the benefits of an intown community, benefits that are highlighted by access to the Beltline, a 22-mile loop trail around the city. Capitol View’s growing appeal has translated to a wave of home renovations across the century-old neighborhood.

How much homes cost in Capitol View

Capital View primarily consists of Craftsman-style homes and bungalows on modest lots. There are some new houses popping up, and many historic homes have been completely renovated. “You have beautiful, tree-lined streets and inviting Craftsman homes from the 1920s that generally have large, covered front porches and full-sized yards,” says Zack Williams, a Realtor with Compass and a lifelong Atlanta resident. “You’re only 2 miles from downtown, but it still maintains a suburban setting.” Move-in-ready homes have recently sold from the lower $300,000s to the upper $500,000s, a price range that attracts buyers who have been priced out of the more developed neighborhoods to the east. “You can buy a renovated home for under $500,000,” says Mitchel Waldman, a Realtor at Gipson Group ATL with Compass who lives nearby in Capitol View Manor. “On the other side of [Interstate 85], you’re going to pay double that.”

MARTA train routes to downtown, Midtown and the airport

The Oakland City MARTA station on the west side of the neighborhood provides a perk for commuters. Those who live too far to walk or bike to the station can drive and park in one of its hundreds of spaces. The station offers light rail service to destinations such as:

  • Downtown’s Five Points station, a seven-minute ride
  • Hartsfield-Jackson Atlanta International Airport, a 10-minute ride
  • Midtown station, a 13-minute ride
  • Buckhead station, a 22-minute ride
Commuters can also take nearby Interstate 85 downtown, a 5-mile drive that may take nearly 30 minutes. While downtown and Midtown are some of the city’s biggest jobs hubs, Tyler Perry Studios employs more than 500 people less than 2 miles from the neighborhood.

Residents gather at Perkerson Park and neighborhood events

Perkerson Park spans more than 50 acres under a canopy of old oak trees on the south end of Capitol View. Here, residents can challenge each other to games of baseball, basketball or tennis. The park also has a splash pad, a recreation center and a disc golf course. The Beltline passes by the north side of the neighborhood, and walkers, joggers and cyclists can hop on to exercise or travel to other Beltline-adjacent neighborhoods such as West End.

You may run into neighbors on the Beltline, at the park or at Capitol View Neighborhood Association functions. The voluntary association puts on events, including the Halloween Spooktacular and the Holiday Artisan Market. Waldman says he has seen the neighborhood association grow in popularity in recent years: “When I first moved here, I didn’t know anybody who belonged to the [association], but now I think most people do.”

Take the Beltline to coffee shops, restaurants and events

The Beltline is for more than exercise, as the trail takes you to bars, restaurants and coffee shops, Waldman says. Several such businesses are within a 15-minute walk of Capitol View along the Beltline. They include:

  • Black Coffee ATL, an artwork-covered café with open mic nights
  • Good As Burgers, a food stall serving vegan burgers and sloppy Joes
  • Jamrock Jerk Center, a casual eatery cooking up Jamaican cuisine
  • Pittsburgh Yards, a coworking space that hosts markets, Pilates classes and other events
  • Urban Grind Brew Box, a shipping container turned into a coffee stand with rooftop seating
Besides the Beltline, the neighborhood’s primary commercial corridor is Metropolitan Parkway, a road where small businesses such as Everything NOLA Cafe are down the street from Dollar Tree and the Metro Mart flea market.

Attending a highly rated school district and nearby colleges

The highly rated Atlanta Public Schools district serves the neighborhood. The district assigns students to schools based on their addresses, but families can request a student transfer to other schools in the district to participate in specialized academic programs, such as magnet programs. Admission is determined by seat availability and lotteries at high-demand schools. Just outside the neighborhood, Atlanta Technical College and Atlanta Metropolitan State College offer associate degrees and industry certifications.
