Old Fourth Ward dates back to the 19th century, but a lot of what defines the neighborhood today has taken shape more recently. The Atlanta Beltline’s Eastside Trail expanded through the area in the 2010s, bringing new housing and other developments with it. A vacant industrial property became Historic Fourth Ward Park, now a hub for music and art festivals. Former warehouses were turned into mixed-use developments like Ponce City Market, where you’ll find cozy breakfast cafés and lively rooftop bars. The trail connects all these places, giving Old Fourth Ward the walkability and vibrant feel that have helped make it one of Atlanta's fastest-growing intown neighborhoods.

Types of housing and future developments

In Old Fourth Ward, contemporary-style townhouses and converted lofts sit next to 1920s bungalows. The neighborhood also has tons of apartment complexes, and this wide range of housing appeals to all kinds of residents. “Postgrads, young families and people who were born here and just never wanted to move all live right next to each other,” says Shaka Walker, a real estate agent with Compass who lives in the neighborhood. Even more housing is on the way, with several empty buildings set to be redeveloped into mixed-use spaces, including the former Atlanta Medical Center. “That project probably won’t be completely done until the 2030s, but in general, construction is pretty constant around here,” Walker says. “I swear I hear about a different building or old house that’s going to be torn down like once every few months.”

Home prices range by type, size and age

The median sale price in Old Fourth Ward is around $430,000, which is similar to Atlanta’s median of about $425,000. However, that’s significantly lower than what you’ll find in nearby neighborhoods like Inman Park and Virginia Highland. Townhouses and condos here typically range from the mid-$100,000s to the mid-$1 millions, depending on the unit's size and age. Single-family homes usually cost between the lower $400,000s and the lower $2 millions, also based on size and age.

Parks and events off the Eastside Trail

The Beltline’s Eastside Trail is about 4 miles long, stretching from Piedmont Park in Midtown Atlanta to Reynoldstown. Within Old Fourth Ward, it leads to the Thomas Taylor Memorial Skatepark, which is a popular spot for DJs to have impromptu shows. “You’ll be walking around on a random Tuesday and just hear a beat drop or a record scratch off in the distance,” Walker says. The trail also passes through Historic Fourth Ward Park, where you can stroll around the lake, enjoy a picnic on the lawn and let your kids run around the splash pad. The 17-acre green space also hosts events like:

  • Shop Black Fest, with vendors selling everything from clothing and jewelry to snow cones and hot sauce
  • Atlanta Hip Hop Day Festival, which includes live performances, battle rap competitions and graffiti art demonstrations
  • Old Fourth Ward Arts Festival, where local creators sell leather goods, paintings and sculptures

Where to eat, drink and shop along the Eastside Trail

Ponce City Market is in the northern part of the neighborhood, directly along the Eastside Trail. Its red-brick buildings date back to the 1920s, when the site was a Sears distribution center and storefront. Today, it’s a food hall and shopping center that’s home to:

  • Breakfast places, including Pancake Social, Five Daughters Bakery and Dancing Goats Coffee
  • Upscale restaurants like Bellina Alimentari, an Italian café and market, and Atrium, known for its short ribs and martinis
  • National retailers such as Anthropologie, J.Crew and Pottery Barn
  • Locally owned stores like Posman Books and Archer Paper Goods
  • The Roof, which has a cocktail bar, a beer garden and an amusement park overlooking the city’s skyline
About a mile south of the market, The Krog District is another place to eat, drink and shop on the Eastside Trail. Every weekend, people walk between the two areas and barhop along the way. “That whole stretch of the Beltline becomes party central,” Walker says. “People will play music from their speakers, and there’s always some sort of live music to dance to.”

Public schools and nearby private options

Old Fourth Ward is zoned for Atlanta Public Schools, and kids can go to highly rated options like David T. Howard Middle School and Midtown High School. Several private schools are also less than 2 miles away, including The Paideia School in Druid Hills and The New School in Oakland.

Commuting options in Old Fourth Ward

Even though major highways like Interstate 85 are close by, getting around without a car is pretty easy in Old Fourth Ward. “I avoid driving whenever I can because traffic is always a nightmare when you live in the middle of the city like this,” Walker says. People who work in Downtown Atlanta or Midtown Atlanta usually choose to walk or bike there, since most homes are within about 2 miles of either area. Several MARTA transit stations are just as close, and buses also run through the neighborhood.

It's a great environment to be part of, because everyone is friendly and helpful, but security definitely can be an issue in downtown areas.

O4W is close to downtown and midtown. Fairly safe to walk around at night. Restaurants and bars are just a short walk or ride away. Perfect for college students or young professionals. Although the area is still going through gentrification, which is sad to see happen for the older residents being pushed out.
