A diverse housing market with multi-family options

The local housing market spans a variety of price points and styles. “You’ll find a lot of townhomes and condos in Mission Viejo,” says Michael Marino, a local Realtor with Quality Living. “It’s a great entry point for first-time buyers who aren’t quite ready for a single-family home. And for single-family, there are larger lot sizes here compared to some of the newly developed neighborhoods farther east.” Most houses were built throughout the 1970s and early ‘80s, including brick ranch-style homes, split-levels and modern traditional builds. For condos and townhouses, price tags start in the upper $200,000s and reach the low $400,000s, while stand-alone homes range from the mid-$300,000s to the upper $600,000s.

Top notch public schools and the local library

Mission Viejo is served by the highly rated Cherry Creek School District. “The district has always been highly sought after,” says Marino. “People with kids specifically seek out this area for the schools.” Mission Viejo Elementary is within a short walk of most homes, while Laredo Middle and Smoky Hill High are in the nearby Shenandoah neighborhood. Cherry Creek is known for its STEM and career-based learning initiatives, with high schools offering career and technical education programs in areas like health sciences and design and multimedia arts. The Mission Viejo Library sits on the neighborhood’s west end and hosts a variety of events and programs, including story times, craft workshops, Dungeons & Dragons club and expert presentations.

A voluntary homeowners association

The Mission Viejo Homeowners Association runs an opt-in system, without mandatory dues for non-members. All owners must follow the HOA’s covenants, which include keeping front yards landscaped and well maintained, and keeping campers and trailers in garages or in covered areas not visible from the street. There are regular community events throughout the year, including an annual plant and seed swap hosted by the Mission Viejo Garden Club.

Nearby parks and outdoor amenities

When you live in Mission Viejo, wide-open green spaces are in nearly every direction. “In Colorado, our lottery money goes towards parks,” says Marino, “and a lot of neighborhoods on this side of town have large, open space parks.” Mission Viejo Park has baseball diamonds, picnic tables, open space and a playground, while the nearby La Parquita Park offers tennis and pickleball courts. Greenbelts and trails sit between the neighborhood’s residential pockets, providing walkability to neighbors, parks and schools. “Cherry Creek State Park sits in a bowl just off of I-225,” Marino says. “It’s one of the prettiest parks that we have in Colorado, with a reservoir that allows motorized boats.” You could spend weeks in the park without running out of new things to do, with activities like:

  • Fishing for walleye and trout in the Cherry Creek Reservoir
  • Hiking or mountain biking along the park’s 35 miles of trails
  • Sunbathing and swimming from one of the sandy waterside beaches
  • Taking your dog for an afternoon romp in the 100-acre off-leash area

Location and commuting

The community is around 18 miles southeast of downtown Denver, and you can take Interstates 225 and 25 for the quickest route. Two of the area’s largest employment hubs, Buckley Space Force Base and the Denver Tech Center, are within an 8-mile drive. Regional Transportation District (RTD) operates the area’s bus routes, and you can find stops along Chambers Road and Hampden Avenue. Denver International Airport is around 22 miles away.

Shopping and dining within reach

There are a handful of shopping centers close by along Hampden and Quincey avenues where you can shop for groceries, grab a cup of coffee or enjoy a sit-down meal out. Local favorites include:

  • Endless Grind Coffee, which serves specialty lattes, pastries and paninis
  • Sushi Totoro, known for its all-you-can-eat sushi, noodles and sides
  • Pupusas Paradise, which offers traditional Salvadorian fare
For more restaurants and dozens of name-brand outlets, Southlands is roughly 7 miles southwest.

I have never had a problem with the weather. Storms don't generally seem like a big concern, and I for one enjoy when it gets exceptionally cold. For me it doesn't get all that cold out during the winter, which disappoints me.
