Sky Ranch is a newer master-planned neighborhood in eastern Arapahoe County, just east of Aurora, with easy access to downtown Denver and Buckley Air Force Base. Spanning roughly 930 acres, this community is filled with brand-new homes, shared parks and community fitness options that make it welcoming to families. Since the community only opened in 2025, many folks here are settling into their homes at the same time, adding to the sense of a fresh start in a growing community.
New single-family homes with modern layouts
Homes here are either contemporary ranch-style or New Traditional single-family homes, giving the neighborhood a fresh, cohesive feel. Most houses were built or remodeled in the 2020s and offer a mix of one- and two-story floor plans with brick accents, generally ranging from about 1,600 to 2,200 square feet. Prices start in the upper $300,000s and go up to the mid-$500,000s. “Sky Ranch is more affordable than Aurora because its outside of the city, but you don’t see as much traffic as you might when you get closer in,” says Lake Bishop broker-owner of Foxtrot Realty.
Aurora schools with open enrollment options
Sky Ranch is served by Aurora Public Schools. Colorado’s open enrollment law allows families to apply to schools outside their assigned boundaries when space is available. Nearby options include Vista PEAK Exploratory and Vista PEAK Preparatory, as well as Sky Ranch Academy, which currently serves students in kindergarten through seventh grade.
Neighborhood pocket parks, nearby golf and trails
One of the family-friendly perks of Sky Ranch is the number of shared parks and play spaces in the neighborhood. On-site spots include:

“We have golf courses, hiking trails and walking paths in abundance,” Bishop says. “Our lottery money goes to trails and paths, so they’re everywhere and really well maintained.” Just outside the community, residents can also spend time at Hogan Park at Highlands Creek or book a tee time at the public 18-hole Murphy Creek Golf Course.
Food trucks and casual community gatherings
The community puts together a few simple neighborhood traditions that help neighbors get to know one another, including Food Truck Fridays in October at Polaris Park and occasional community socials throughout the year.
Resort fun and Southlands conveniences
About 12 miles away, the popular Gaylord Rockies Resort and Convention Center features the Arapahoe Springs Water Park and an indoor Topgolf Swing Suite alongside several restaurants, spas and pools. “For a night out, the Green Valley Ranch Beer Garden is a personal favorite of mine,” Bishop says. The Southlands outdoor mall sits roughly 14 miles from Sky Ranch and features several options, including the AMC Dine-In Theater, JCPenney, Sam’s Club and Walmart

Highway access to Denver and DIA
Drivers can hop onto I-70 to get to the town of Watkins and E 470 the Denver Tech Center, making it fairly straightforward to reach the greater Denver metro area. Those same routes also provide an easy connection to Denver International Airport.
