Prices range from the lower $500,000s for a three-bedroom home to approximately $1.5 million for a six-bedroom home. Houses often have attached two-car garages and decorative gables. “They’re on oversized lots, and a lot of them have a mountain view, which is huge. The lots tend to have mature trees and offer privacy,” says Kay Bohan, a broker at LIV Sotheby’s International Realty, who has over 20 years of experience. “That’s the unique thing about Tallyn’s Reach, you’re not just in a cookie-cutter subdivision, you’re in a very well-thought-out community.”

Homeowners association and metro authority responsibilities and fees
Tallyn’s Reach has a homeowners association that is responsible for ensuring the community’s covenants, conditions and restrictions are upheld. As a result, before homeowners can make any exterior enhancements to their homes, they must submit sample materials and a description of the project to the association’s design review committee. The HOA’s additional duties include hiring contractors for trash removal and organizing social activities, such as Food Truck Fridays. Annual assessments of $231 cover operating expenses and finance a fund for replacing common facilities in the future.
The neighborhood’s metropolitan district is overseen by a metro authority, which is funded by quarterly payments of $260. Some of the authority’s responsibilities include landscaping, removing snow from common areas and ensuring that the pool, clubhouse, tennis courts and playgrounds are maintained. “Tallyn’s Reach has very Colorado, back-to-nature vibes,” says Shannon Pietrus, a broker with 8z Real Estate who has five years of real estate experience in the Denver metro. “There are lots of trails that wind throughout the neighborhood and the community; it’s also an early 2000s neighborhood, so you have mature trees that are already 20 to 25 years old.”

The neighborhood is in the attendance boundary of Cherry Creek Schools. Students may attend highly rated schools, including Black Forest Hills Elementary School and Fox Ridge Middle School.
