Annexed by Austin in 2008, Anderson Mill is about as far as possible from downtown Austin while still being within the city limits. Its suburban nature attracts families, but nearby employers including Apple make it a popular neighborhood with young professionals. “It’s close to the Apple Campus, so you see a lot of professionals in Anderson Mill,” says Michelle Perez, a Realtor with Austin Executive Homes. “It has several parks and pools as well so you definitely have the draw for families there too, but in general I see a lot of corporate, like Apple people there.” The area’s convenience to work, nearby retail and dining and prices lower than the Austin average make it popular with many Austinites.

Easy commutes to Austin employers
With Route 183 cutting through Anderson Mill, the neighborhood has access to one of the main commuting routes in the Austin area. While the CapMetro system serves the area, the bus lines have a lower frequency than those closer to downtown, and therefore, residents almost exclusively commute via car. This translates to plenty of congestion during rush hour, increasing travel times. “You are close to a couple of thoroughfares, 183 is going to be the main one through the area,” Perez says. “But you are going to see more traffic in Anderson Mill compared to some of the other neighborhoods.” However, many residents head to the Apple Campus within the neighborhood for work, which is a very easy commute for many.

Single-family homes and condos in Anderson Mill
Spanning across either side of Route 183, Anderson Mill encompasses an older section west of the highway and a newer portion to its east. The west side mostly includes single-family homes, while the east section has more apartment and condominium complexes mixed in with its houses. The neighborhood’s condos sell in the low $200,000s through the mid-$400,000s. Meanwhile, the single-family homes in ranch and bi-level styles, often in light-washed brick, start in the mid-$300,000s and can go as high as the $800,000s.

Retail at Lakeline Mall
With commercial areas following Route 183 as it runs through the neighborhood, residents don’t have to go far for dining or shopping. “You’re just a hop, skip and a jump to Lakeline Mall, which is still a very nice mall with a food court,” Perez says. “It’s got both indoor and outdoor shopping.” The indoor mall is anchored by JCPenney and Macy’s, with Old Navy and Best Buy in the Lakeline Plaza next door. There’s also an H-E-B across from the mall for groceries. While many of the neighborhood’s restaurants are typical chains such as Olive Garden and Whataburger, residents can also find gems like Interstellar BBQ, ranked second in Texas Monthly’s most recent ranking of the state’s barbecue joints. Award-winning smoked meats aren’t the only thing populating Anderson Mill’s strip malls, though — the Austin Aquarium gives families the chance to see sea life up close and personal, located just off the highway.

High marks for Round Rock ISD
The Anderson Mill neighborhood is located in the Round Rock Independent School District, which was given an A grade by Niche. Kids attend one of many elementary schools in the neighborhood, including the B-rated Anderson Mill Elementary School. Among other middle schools, students go to Grisham Middle School, which received an A grade. They then move on to either the A-plus-rated Westwood High School or A-graded McNeil High School. Both offer International Baccalaureate programs, from which students can often obtain college credit as well as the International Baccalaureate diploma.

Anderson Mill has plenty of trails through its neighborhood for joggers and walkers. Residents can follow the El Salido Greenbelt path alongside a creekbed, passing through Harper Park and past the El Salido pool on the way.
