Clarksville embodies historic charm near downtown

Clarksville is a walkable Austin neighborhood whose diverse architecture hints at its long history. Tall trees tower over a century’s worth of homes in this area. Properties line narrow, well-established residential blocks that lead to locally owned restaurants and shops along thoroughfares like West Fifth and Sixth streets. The central West Austin Neighborhood Park provides space to play for kids, adults and pets, and the Ann and Roy Butler Hike-and-Bike Trail is close for walks, jogs and bike rides along Lady Bird Lake. It’s all in the shadow of downtown, which is just about a mile away.

The Clarksville area was formally established in the 1870s as a community for former slaves. The neighborhood was the vision of Charles Clark, establishing what was one of the earliest hamlets for freed slaves on the west side of the Mississippi River. You won’t find too many homes in Clarksville that date to the late 19th century today, however there are quite a few classic bungalows from the early 20th century still standing in Clarksville, which was added to the National Register of Historic Places in 1976. This neighborhood, which is part of an area also known as Old West Austin, has everything from midcentury ranches to modern contemporary-style homes in spots, too. They all share close proximity on Clarksville’s cozy streets, with compact lots from about one-tenth to one-fifth of an acre.

Clarksville’s single-family homes under 2,500 square feet usually sell for prices from the mid-$700,000s to $1.7 million, while larger houses can range anywhere from $1.7 million to nearly $4 million. The neighborhood also has condos, and units less than 1,500 square feet range from the upper $200,000s to the mid-$700,000s. Condos over 1,500 square feet go for prices from the upper $800,000s to $2.2 million. Monthly HOA fees for condos range from $200 to over $800.

Everyday dining and retail options close to home

The downtown dining scene bleeds over into Clarksville. Residents are a reasonable walk or short drive from several restaurants, including:

  • Lin Asian Bar + Dim Sum, where you can dine on modern Chinese dishes in a converted bungalow
  • Moderna Bar & Pizzeria, which is an Italian restaurant known for its tagliatelle alla ruota
  • Jeffrey's, a fine-dining steakhouse featuring French-American cuisine in an elegant setting
  • Better Half Coffee & Cocktails, an all-day café and bar with coffee, cocktails and a spacious patio
  • Galaxy Cafe, a breakfast and sandwich spot with a retro-style interior
There are several stores to peruse in Clarksville, too, from La Embajada for home goods to Lotus Gallery for antiques. You’ll also find chains like Lululemon, REI and West Elm. Fresh Plus is a locally owned grocery option in the neighborhood, and there’s a Whole Foods just about a mile away. “You can walk to so many great restaurants, shops and parks,” says local Realtor Robert Hachtel, who’s co-founder of Record Realty and has two decades of experience in the industry. “It’s hard to beat the location of Clarksville.”

Nearby parks and a lakeside trail offer room to unwind

While Clarksville is densely constructed, there are multiple spots to get away and enjoy some fresh air close to home. The choices include:

  • West Austin Neighborhood Park, a 3-acre space with a playground, a dog park and a free pool that’s available from June to August
  • Pease District Park, a 42-acre expanse known for its splash pad, Treehouse Observation Pod and community events like Eeyore's Birthday Party, a decades-old April tradition with food, games and music
  • Ann and Roy Butler Hike-and-Bike Trail, a 10-mile path by Lady Bird Lake that attracts over two million visitors each year

Neighborhood schools include academies and after-school programs

The Austin Independent School District serves students in Clarksville. Austin ISD’s Mathews Elementary School is centrally located in the neighborhood. Mathews students can take part in after-school enrichment programs like soccer, choir and chess. Austin High School is also in Clarksville, and has dedicated academies in classic studies, design and technology, global studies, and science and innovation.

Clarksville sits near Mopac Expressway and North Lamar Boulevard, two prominent north-south routes. Capital Metro runs multiple bus routes through the area, linking riders to neighboring downtown and other parts of Austin. Sidewalks boost the area’s walkability, and a network of bike lanes adds to the area’s accessibility. “It’s a quintessential Austin neighborhood,” Hachtel says. “It’s 10 minutes or less from everything that makes Austin so special.”
