A changing neighborhood maintaining affordability
Many East Austin neighborhoods have been experiencing rapid change with the Texas housing boom, but Coronado Hills has been slower to see that same change. Still, its proximity to Austin’s best amenities is attracting homebuyers to the area. “Even though there aren’t many things in the neighborhood, everything is very close by,” says Ami Davis, a Northeast Austin resident of over 30 years and Realtor with At Properties Christie's International Real Estate. “Downtown is less than six miles away.” While property values have greatly increased, it’s still possible to find a two- or three-bedroom condo for under $300,000.
Houses and townhouse-style condos for rent
Housing in the area is beginning to evolve as apartment, condo and mixed-use projects pop up throughout the neighborhood. Unlike other areas in Austin that have high-density rental units, the rentals here are primarily found in houses and townhouse-style condos. There are also lots of 1960s to 70s-era brick ranch houses on large lots with mature trees. In 2025, 150 affordable housing units will be built on Cameron Road and E. St. John’s Avenue to serve seniors (55 and over) who are at or below 50% of the area median income.

The Coronado Hills triangle of transportation
With access to three of Austin's main arteries, it’s easy for residents to commute to work and school. Route 183, Highway 290 and Cameron Road create a triangular border around the community.
Independent markets and big grocery stores
Along Cameron Road, there are some independent markets, bodegas and small businesses like taquerias, barbers and beauty-supply stores. Residents are likely to head out to Mueller or Capital Plaza for grocery shopping at H-E-B or Target, both of which are less than three miles away. Locals also frequent The Silver Medal, a dive bar located along Highway 290, for its reasonable prices, friendly staff and smash burgers.

High School offering college credit
Coronado Hills is part of the Austin Independent School District. Students can begin their education at Andrews Elementary, which receives a C-plus score on Niche. Webb Middle in the Highland neighborhood receives a C rating. At Northeast Early College High School, students can earn college credit and graduate with an associate degree. It earns a B-minus rating.

Friday Night Lights at Nelson Field
Events put on at Northeast Early College High’s Nelson Field tend to draw a crowd, including football games. HopeFest, which features over 150 vendors to support residents, is held at the school as well as St. Johns Unity Walk followed by KidsFest, an event with resources for families as well as children’s activities.

Parks in near-by neighborhoods
While Coronado Hills is a park-deficient area, green space is never too far away in Austin. "Most people would either shoot down Berkman and hit up Bartholomew Park in Windsor Park. It’s a giant park,” Davis says. “Then, if you continue down Berkman, you’ll hit Mueller, which has dozens of parks.”

Community is an important aspect of Coronado Hills, as demonstrated by The Coronado Hills Neighborhood Association, which produces a monthly newsletter to keep residents informed on topics including development updates and food assistance options. According to Davis, a lot of the original residents have been in the neighborhood since their houses were built or have been passed down from generation to generation.
