East MLK is an Austin neighborhood that’s eclectic in virtually every way. It starts with the homes here, which range from 1930s bungalows to recently built contemporary-style options, at prices for a variety of budgets. Residents old and new are close to restaurants, coffee shops and breweries for a range of cravings. East MLK’s green spaces accommodate an assortment of activities. And the area’s thoroughfares aid commutes of all kinds, whether you need to hop on the bus to head downtown or hit the highway to catch a flight.

Homebuyers can find options across a wide price range

Bungalows, ranch-style homes, modern farmhouse designs and contemporary builds line East MLK’s streets. Many older properties have been renovated with updated finishes. Single-family homes make up most of the market, with prices generally ranging from the upper $100,000s to the lower $800,000s depending on size, condition and age. Condos are part of the mix as well, for prices from the lower $300,000s to the mid-$700,000s. It’s not uncommon to find examples of some of East MLK’s diverse options on the same block, snapshots of the wider area’s variety. Properties sit close together, but you still get yard space on lots that are often around one-fifth of an acre.

Dining options and everyday errands are easy to reach

East MLK is a wide-ranging area that leaves room for plenty of amenities outside of its deep housing stock. “It’s such a dynamic, eclectic neighborhood,” says Dustin Raye, who’s a broker associate at Spyglass Realty with 20 years of real estate experience. “There are so many good restaurants nearby, and there are parks and golf courses and so much more.” The list of places to eat is long, in particular, with options like:

  • Micklethwait Barbecue, a food truck known for oak-fired brisket, house-made sausages and scratch sides like jalapeño cheese grits
  • Palomino Coffee, an independent coffee shop with specialty lattes, house-made pastries and a spacious patio
  • Batch Craft Beer & Kolaches, a combined brewery and bakery with craft beers on tap and savory and sweet kolaches
  • The Front Page, a pub specializing in sandwiches in addition to drinks
  • Sharks Fish and Chicken, a haven for seafood lovers with fried catfish, shrimp and more
The nearby Eastland Plaza shopping center features a Poco Loco Supermercado location and a Walgreens, and there’s an H-E-B about 3 miles away in the mixed-use Mueller development just north of East MLK. More retail is available roughly 5 miles away off Interstate 35, including Target, The Home Depot, Best Buy, PetSmart, Marshalls and Burlington.

Outdoor amenities include parks, trails and golf

East MLK balances its urban connectivity and amenities with a fair share of green space. Parks, greenbelts and golf courses are readily available in this area, including:

  • Givens District Park, where there are basketball and tennis courts, athletic fields, a playground and a pool that’s available from June through mid-August
  • Springdale Neighborhood Park, which includes a paved walking path, a pavilion and a playground
  • Little Walnut Creek Greenbelt, where you can go for a secluded hike near a portion of Little Walnut Creek
  • East Boggy Creek Greenbelt, where you can access the Walnut Creek Regional Trail system for a partially shaded bike ride by Boggy Creek
  • Morris Williams Golf Course, which is an 18-hole circuit that’s open to the public and offers views of the downtown skyline

Students can attend neighborhood schools with specialized programs

East MLK is part of the Austin Independent School District. The neighborhood is home to the district’s Norman-Sims Elementary School and Ortega Elementary School, and both have dual-language programs in Spanish and English. IDEA Health Professions is also in East MLK, a tuition-free public charter school where students can take career and technical education courses in biomedical science.

Commuters have several ways to get around

The namesake East Martin Luther King Jr. Boulevard anchors this area. The stretch is lined with CapMetro bus stops and is a route residents can take to downtown Austin, about 4 miles away. You’ll find bike lanes on some other area thoroughfares, like Springdale Road and 12th Street. Nearby U.S. 183 connects travelers to Austin-Bergstrom International Airport, which is just about 8 miles away.
