Modern mixed-use apartments and condos
Before Austin’s recent population boom, North Burnet was a quiet enclave set far away from downtown hubbub. That's no longer the case. Condos and apartment buildings dominate the landscape, sometimes with a mix of retail and office space on the ground floor. The rest of the neighborhood is composed of light industrial areas housing indoor go-kart tracks and Coca-Cola distribution warehouses. Housing in North Burnet is almost exclusively made up of rental apartments, and their rents range widely depending on the number of bedrooms and building amenities, such as garage parking. Most apartments begin at around $1,200 per month, but many reach as high as $3,000. The neighborhood also has some condo options, which have recently sold for between $200,000 and $300,000 for a 1- or 2-bedroom unit.Topgolf, tech stores and barcades around the Domain
The Domain, directly west of the neighborhood, is closer to North Burnet than any neighborhood in Austin. This is where locals from across Austin go to eat, work and play. Amazon, Adobe and Charles Schwab are just some of the businesses with office space anchoring the highly developed locale. The main drag of Rock Rose Avenue is home to numerous national retailers, including clothing brands like Free People and tech suppliers like Apple. A block south of that, restaurants like Thai Kun and barcades like the Kung Fu Saloon remain busy on evenings and weekends. For spending time with friends, locals often tee off at Topgolf, catch a show at the Cap City Comedy Club or grab late-night refuels from Velvet Taco. "I think what makes the Domain so popular is that North Austin was a major relocation spot during the Pandemic, so it reminds a lot of California transplants of the shopping centers in LA or San Diego," says Madison Dodd, a resident of nearby Cedar Park. The Domain is also home to a Whole Foods Market for grocery restocks, and there are additional grocery stores southeast of the neighborhood along U.S. Highway 183.Group yoga and Q2 Stadium soccer matches
The Q2 Stadium sports venue, home to the Austin FC Major League Soccer team, opened in June 2021. Matches attract fans from all across the city and region and are a revered by some neighborhood residents. Others choose to attend smaller events at the Domain that are hosted by community organizations and businesses, like group yoga classes on the Northside Lawn or the Jingle Bell Jamboree holiday market.Two CapMetro light rail stops connect with Downtown Austin
CapMetro's light rail line makes two stops in the walkable neighborhood, and several bus routes pass through as well, mildly easing highway congestion for residents. That can be especially helpful at peak commute times and during matches at Q2 Stadium, when highways like U.S. 183 and the MoPac Expressway get jammed with cars. "Nowadays, you pay to park everywhere, and it didn't always used to be like that," says Realtor Lexi Castles of the Zell Team for Compass RE Texas. "So, if you're going out drinking or something, it costs about the same price as a ticket on the light rail. So, it makes a lot of sense for some people."Community colleges and improving public schools
Students in North Burnet begin school at Pillow Elementary, rated B-minus by Niche. The next step is Burnet Middle School, which is C-rated and undergoing a turnaround plan to introduce a more vigorous Spanish literacy program and improve staff support. Anderson High School is the last step for most students and is A-rated. The school is particularly distinguished for its college prep, which is A-rated and produced an average SAT score of 1280, well above the state average of 1080. There are two central greens within the Domain, one of which includes a dog park. Both parks give kids a turfed space to run around in while parents watch from nearby benches to catch a breath in between stores. There are very few parks within the North Burnet Neighborhood, however, numerous businesses and indoor gyms lend options, such as Topgolf or Kollective. The Walnut Creek Greenbelt Trail snakes past North Burnet's northernmost edge, offering an 8.7-mile-long scenic hike and bike trail extending east to Walnut Creek Metropolitan Park's playground and public pool.Higher crime stats driven by nightlife
North Burnet's crime figures are higher than average. The neighborhood has a CAP Index score of 9, well above the national average of 4. This is largely driven by higher rates of property crime, although some violent crimes see higher than average rates around the area's nighttime activities. Most residencies in the area offer 24-hour security services, but car break-ins still occur not infrequently.
