New and established suburbs with master-planned features
Consisting of numerous master-planned subdivisions, Northtown is chock full of homes built in the 1990s through today. Most streets are lined with modern traditional architecture, often in the form of single-story snout houses or two-story homes with multicar garages. Driveways and garage space are coveted in this commuter-heavy neighborhood. “It’s part of an area that’s growing really fast, but it’s got a lot of established homes,” says Marielle Mae Rondubio, a Realtor with Teifke Real Estate. “It’s ideal for people who want all the suburban amenities without being too far from downtown." Prices generally range from $300,000 to $500,000, though certain subdivisions fetch different prices. For example, homes in Fort Dessau often sell for $400,000 to $500,000 while those in Brookfield often sell for $300,000 to $425,000. Northtown is popular with commuters. For some, the drive to Tech Ridge employers — such as Qualcomm or General Motors — takes only a few minutes when traffic is light. “Northtown is also convenient to the major employers around Round Rock and North Austin, like Dell,” Rondubio says. For those who work in downtown Austin, Interstate 35 offers a direct route, a little over 12 miles. Compared to the rest of Pflugerville, which does not have much public transportation, Northtown affords a few options. Residents are within reach of the city's Pfetch a Ride program, which allows rideshare users to make one-way trips within city limits for a flat rate of $4. Wildflower Park and Northtown Park, both built along Harris Branch Creek, help connect many of the subdivisions with a network of paved walking trails and cut-through paths. Wildflower Park, in particular, is popular for walks around its mile-long loop trail, which leads to numerous playgrounds. Stoney Creek Park is a mainstay for social activities like disc golf, dog park meetups and soccer or volleyball matches. Some subdivisions also offer their own recreation amenities, such as the Fort Dessau Amenity Center or the community park at Lakes of Northtown, plus the pool and dog park in Brookfield Estates.College and career prep at John B. Connally High School
Neighborhood students begin at either Wieland Elementary, which has a Niche rating of B-plus, or Ruth Barron Elementary, rated C, followed by Dessau Middle School, rated C-plus. For grades 9 through 12, students attend B-rated John B. Wells Branch Parkway contains some commercial activity, such as chains like Dutch Bros Coffee and Walgreens, but residents typically head south for errands and entertainment. Directly across Howard Lane, the booming area of Tech Ridge has a seemingly endless array of big-box shopping options, including a Walmart Supercenter and other supermarkets, as well as an AMC Theater, home improvement stores, department stores and fast-food chains. The corner of Howard Lane and Dessau Road to home to a food truck park loaded with international food. From Mediterranean options like Al Demashqi to Mexican options like Taqueria Selena, the menu of multiculturalism is almost as colorful as the fireworks also for sale.Garage sales and downtown festivals
Some subdivisions in Northtown have their own HOAs to organize social events, like the biannual garage sale in Brookfield. Events in downtown Pflugerville are also an option, such as the annual Deutsche Pfest in Pfluger Park or the Slice of Pflugerville festival, which features a day's worth of international foods, a vendor village and live music.Things to consider
Harris Branch Creek slices southeastward across Northtown, creating some flood zones along its course. A few residential streets push up against these flood zones, although few homes are built within them. The city of Austin's Fire Department Wildfire Division gives Northtown an elevated potential of surface fires, which are typically easier to contain and do less damage than crown fires. And when compared against other Pflugerville neighborhoods, crime is a bit higher in Northtown due to its shared borders with busy commercial areas. But despite the above-average CAP Index score, most subdivisions have a neighborhood watch program to help improve visibility.
