Northtown is an evolving nook of central Texas

In Northtown, modern homes back up to public green spaces, schools are within walking distance and anchors of the area's job sector are just a few miles away. This neighborhood straddles the line between northeast Austin and southeast Pflugerville, marking a convenient spot in the region. It provides a serene suburban atmosphere within arm’s reach of tech heavyweights such as Dell and Samsung. Restaurants and big-box stores line nearby Interstate 35, and you can hop on that highway for an easy connection to downtown Austin, located just about 15 miles away.

A growing area with walkable streets and varied homes

The Northtown area is made up of multiple subdivisions, such as Brookfield Estates, Northtown Park and Lakes at Northtown. The Village at Northtown development has some of the area’s newest homes, built in the 2020s, but the oldest options in the neighborhood date to the ’80s. “It’s part of an area that’s growing really fast, but it’s got a lot of established homes,” says local Realtor Marielle Mae Rondubio, who’s with Skelly Agency and has several years of industry experience. Most of Northtown’s properties represent a mix of New Traditional and contemporary architecture, with floor plans averaging about 2,000 square feet. Homes come with modest lawns, and sidewalks run in front of them all. “I do see a lot of people walking and all of that,” says Debbie Tran, an Austin-based advisor at eXp Commercial who has about 10 years of real estate experience. “It’s a great area to walk in the morning or even walk in the evening.”

Single-family houses in Northtown sell for prices from the mid-$200,000s to the mid-$500,000s, while condos and townhomes run from the mid-$200,000s to the upper $300,000s. Monthly HOA fees vary widely, anywhere from under $15 to almost $300, depending on the property.

Pflugerville ISD options include nearby elementary schools

Northtown is part of the Pflugerville Independent School District. The district’s Ruth Barron Elementary School and Wieland Elementary School are situated in the neighborhood’, and both offer after-school care. Some sections of Northtown are zoned for Ruth Barron, others are zoned for Wieland and the rest are zoned for Northwest Elementary School, which is located just outside the neighborhood. Students seeking schools elsewhere in the district can apply for transfers during annual windows, with placement contingent on available space and district review, not a random lottery.

Short drives to Austin employers and the airport

Northtown branches off from Interstate 35, meaning commuters are only minutes from the Austin area’s central highway. I-35 flows into downtown, and you can also take it to U.S. Route 183 to get to Austin-Bergstrom International Airport, located just over 20 miles away. Facilities for companies like General Motors, 3M, Dell, Samsung, and Qualcomm are much closer, all within about 5 miles in what’s a tech-heavy section of the Austin metro.

Neighborhood parks are woven into Northtown

Green space coexists with residential development in Northtown. Some homes here sit adjacent to the sprawling Stony Creek Park, which features a playground, soccer field, sand volleyball court, dog park and disc golf course. Other, smaller parks scattered around the neighborhood include:

  • North Town Park, where there’s a playground and a trail
  • Traffic Circle Park, which is situated within a roundabout and has a covered playground for particularly hot days
  • Wildflower Park, where there’s a roomy pavilion in addition to a playground

From coffee to takeout, dining stays close to home

When you don’t want to venture too far from home, there are a handful of spots to grab a quick coffee or meal within Northtown. “There are businesses around that you can just walk to in the morning,” Tran says. The selection includes:

  • Haraz Coffee House, where you can pair an order of pistachio milk cake with a coffee or chai tea
  • Mama-Bro’s, which is a casual Indian restaurant with a drive-through
  • El Taco Borracho, a family-owned restaurant that serves breakfast tacos, fajitas and more
  • Chodang Village, which specializes in Korean barbecue and traditional tofu soup
Many more options are available just outside the neighborhood off North Interstate 35 Frontage Road, including not only restaurants but also stores like The Home Depot, PetSmart, Ross Dress for Less and H-E-B.
