Parmer is a pocket of northern Austin shaped by the city's tech scene, where major business campuses are a stone’s throw from quiet residential corridors. Companies like Dell and General Motors have a presence in this neighborhood, which is part of the city’s Tech Ridge region. The offices sit between rows of late-century homes and jam-packed shopping centers full of a variety of restaurants and stores. Nearby Walnut Creek Metropolitan Park gives residents a place to get away from the area’s activity, with 15 miles of trails and a public pool.

Work hubs meet retail and dining in Parmer

Commercial real estate makes up the majority of the Parmer area. That includes facilities for businesses such as 3M, Qualcomm and HID, in addition to General Motors and Dell, which are two of the largest employers in Austin. When locals are off the clock, they can find a variety of places to shop and grab food right around the corner. The neighborhood’s Shops at Tech Ridge and Tech Ridge Center retail plazas feature stores like Ross Dress for Less, PetSmart, Five Below and H-E-B. Parmer’s list of restaurants is long, too, including:

What housing options and home prices look like in this area

The housing in Parmer consists of a mix of single-family homes, condos, townhouses and apartments. Most of the area’s houses are located in an enclave between East Yager and East Parmer lanes, and most were built in the 1980s and ’90s. They’re New Traditional-style properties on wide, sidewalk-lined suburban blocks that feel insulated from the myriad businesses that are minutes away. “Jobs and people are moving here to Austin,” says Matthew Teifke, who’s a broker and co-owner of Teifke Real Estate with 16 years of experience in the industry. “Homes in Parmer would be good long-term holds.”

The neighborhood’s single-family houses range from the upper $200,000s to the lower $400,000s. Townhomes and condos run from the lower $200,000s to the lower $300,000s, with HOA fees between $200 and $600, depending on the property. “Pricing is cheaper here than on the other side of the highway,” Teifke says, referring to neighborhoods like Walnut Creek Park and Scofield Farms on the opposite side of Interstate 35, where the median sale prices dwarf Parmer’s median of about $300,000. Walnut Creek Park’s median is roughly $590,000, and Scofield Farms’ is approximately $500,000.

Nearby parks with trails offer ways to get active outside

The nearly 300-acre Walnut Creek Metropolitan Park is about 2 miles away, and there you can escape from the big-box stores and office buildings by exploring a broad web of trails. Paths at Walnut Creek are open for mountain biking and hiking. The park also has a playground, basketball courts and ballfields, and its 12-foot pool is open from mid-May to late September. Other outdoor amenities close-by include:

  • Oertli Neighborhood Park. which has a playground and outdoor fitness equipment
  • Copperfield Park, where you can access the roughly 2-mile Copperfield Nature Trail along Walnut Creek
  • North Oaks Neighborhood Park, which is home to a community garden
  • Parmer Field, which is part of a complex with a PopStroke mini-golf location and hosts games for the third-tier pro soccer team Austin FC II

Locals have quick access to public, charter and vocational schools

Parmer is zoned to the Pflugerville Independent School District. The district’s Copperfield Elementary School is close by and has a dual-language program in Spanish and English. IDEA Parmer Park Academy is also in the area, a tuition-free charter school serving students in kindergarten through 12th grade. Trade and vocational school Universal Technical Institute has a location in Parmer as well, offering automotive, diesel, HVAC and welding courses.

I-35 provides a straightforward connection to downtown

Interstate 35 borders the neighborhood to the west, serving as a direct route to downtown Austin, about 13 miles away. Austin-Bergstrom International Airport is just under 20 miles away using a combination of I-35 and U.S. 183. You can also access CapMetro bus stops in the area, along stretches like McCallen Pass and Tech Ridge Boulevard.
