Walnut Creek is where industry, highway access and a diverse mix of homes converge less than 10 miles north of downtown Austin. Bisected by its namesake body of water, this neighborhood offers a housing stock spanning several decades, proximity to jobs in multiple business parks, and quick access to U.S. Route 290 and Interstate 35 for commutes throughout the rest of the city. Creekside trails, the massive Walnut Creek Metropolitan Park, and a laundry list of stores and restaurants are also close at hand.

Quiet subdivisions with varied home ages and prices

Housing in Walnut Creek is divided into multiple subdivisions, including Pioneer Hill, Walnut Place, Colonial Place and Woodcliff. The developments combine to provide options dating to the 1950s, and every decade thereafter; Pioneer Hill has some of the most recently built houses, built in the 2010s and 2020s. “You have a variety of price points in that area for the single-family homes,” says local Realtor Melissa Hudson, who’s with eXp Realty and has been in the business for about 14 years. “They’re a mixture of newer and mature [options].” Architectural styles throughout Walnut Creek range from classic ranch to New Traditional, and floor plans average about 1,900 square feet, which nearly matches the national average but is a tad smaller than the Austin-wide average of roughly 2,200 square feet. Properties line quiet residential blocks that are largely shielded from nearby businesses and highways. Sale prices start in the lower $200,000s and top out in the upper $500,000s. HOA fees are typically less than $50 per month.

Manor ISD allows some attendance flexibility

The Manor Independent School District serves Walnut Creek. Younger students can start at the nearby Pioneer Crossing Elementary School, where extracurricular activities include a robotics club and a student news network. The district’s Manor Middle School and Manor High School neighbor each other, about 10 miles away. Manor ISD permits limited school choice through “Schools of Choice” programs and in- and out-of-district transfers, rather than a broad open-enrollment system.

Access to downtown Austin, employers and CapMetro buses

Walnut Creek’s location lets you reach multiple key locations in Austin within a reasonable drive. “Location is going to be the big thing over there,” Hudson says of Walnut Creek’s appeal. Downtown is about 9 miles away, and you can use a combination of Route 290 and I-35 to get there. Major employers like Dell and General Motors in Austin’s Tech Ridge area are also less than a 10-mile trip, while companies including International Biomedical and Wright Recycling are even closer to home, sitting within Walnut Creek’s business parks. Austin-Bergstrom International Airport is roughly a dozen miles away. The CapMetro bus network provides public transportation to the area, with multiple stops in the neighborhood.

What nearby parks include, from trails to ball fields

While the Pioneer Hill and Pioneer Crossing subdivisions in Walnut Creek have their own pools and parks, most of the area's outdoor amenities are just outside the neighborhood. The list includes the almost 2-mile Copperfield Nature Trail, which traces along Walnut Creek itself. You can also tackle the nearly 15-mile Walnut Creek Metro Trail, which is about 5 miles away in Walnut Creek Metro Park. "There are a lot of trails in Austin, and the Walnut Creek Trail is one that a lot of people use," says L.J. Sternberg, who’s the broker at LJ Residential and a longtime Austin resident. Walnut Creek Metropolitan Park spans 293 acres, and some of its other features are:

  • Five ball diamonds
  • Basketball and volleyball courts
  • A pool that’s open from mid-May through late September
  • An off-leash area for dogs
The Gustavo "Gus" L. Garcia District Park is also close and is home to trails of its own, a couple of multipurpose fields and a playground, in addition to the Gustavo "Gus" L. Garcia Recreation Center. The center hosts programs for all ages, from youth sports to adult exercise classes.

Casual dining spots and major stores are easy to find

When you want to grab a quick bite to eat or a drink close to home, spots like Buddy’s Burger and Austin Beerworks are available in the neighborhood. “The beer gardens are big over there,” Hudson says. Buddy’s Burger is known for its spicy burgers, seasoned fries and shakes, and Austin Beerworks has an on-site disc golf course, pinball machines and food trucks. Some of the other options just outside the neighborhood include:

  • Ken’s Tacos, where you can grab everything from a Philly cheesesteak to a loaded enchilada plate
  • Pho Phong Luu, which specializes in traditional Vietnamese favorites like bánh mì
  • Luby’s, which is part of a Texas chain known for homestyle dishes like liver and onions and chicken-fried steak
  • Mangia La Pasta!, where you can get Italian staples, including chicken Parmesan and fettuccine Alfredo
Mangia La Pasta! is around the corner from a Walmart Supercenter. Residents are also within 10 miles of Target, Best Buy, Marshalls and Five Below in the Capital Plaza and the Mueller Regional Retail Center off I-35.
