Alamar is a growing master-planned community in Avondale. The area has extensive green spaces and several clubs for residents to join. There are restaurants and highly rated schools within a few miles, and people can commute to downtown Phoenix or Glendale.
Alamar homes are inspired by the Southwest and carry Spanish Revival and Craftsman-style influences, including tile roofs. Houses of 2,500 square feet or smaller can range from the upper $300,000s to the mid-$600,000s, and larger homes can run from the lower $500,000s to the mid-$700,000s. Many of the neighborhood's more expensive homes are east of South El Mirage Road.
HOA fees are typically between $85 and $100 per month. The Alamar Community Facilities District finances neighborhood infrastructure improvements, like roads and water systems, and can levy taxes to fund them. Alamar tends to be more expensive than other communities on its side of the Agua Fria River, including Coldwater Springs, Avondale Gateway and Crystal Gardens.
The master-planned community focuses on comfort and convenience. The area’s walking trails make it easy to get to a park or a friend’s house. Residential streets are wide, and cars are often parked in garages instead of along the curb. To the south are views of Estrella Mountain and other peaks. Some homes have small turf lawns, while others have front yards filled with rocks and plants. The WholeARTedly Alamar Public Art Program places works from Arizona artists around the community, including the Wolf Moon sculpture that greets visitors at Hay Moon Park. Residents can join wine-tasting sessions and yoga classes through the Alamar Community Life Team, among other activities.
The area is served by the Littleton Elementary School District, including Lakin Prep Academy, which is in the community. The district feeds into the highly rated Tolleson Union High School District, where area students are zoned for La Joya Community High School. Arizona’s open-enrollment policy allows students to attend any school that is not at capacity. The state also has several school-choice scholarship programs, including the Arizona Empowerment Scholarship Accounts, which are available to all students. Funds from those accounts can go toward private school tuition and other expenses.
The jewel of the community is the 40-acre Alamar Park. “There’s basketball, soccer fields and a little water park [splash pad],” says Oswald Nkengurikiyimana, a partner with Deluxe Prime Realty who sells in the area. The park also has playgrounds, a pet area, a fitness court and a lake open for fishing. The neighborhood’s Hay Moon Park has a swimming pool, a multiuse field and a canopy-covered jungle gym. Several smaller green spaces are scattered throughout the area, providing people with room to relax, play and catch up with friends. Outside the community, you can go hiking, biking, fishing and golfing at Estrella Mountain Regional Park. It's just over 6 miles away.
Alamar is about 20 miles from Phoenix, which is home to national companies like PetSmart and Republic Services. Driving to downtown Phoenix usually takes 25-40 minutes, but during rush hour it can take up to 75 minutes. While there, people can catch an Arizona Diamondbacks baseball game at Chase Field or see a concert at the Mortgage Matchup Center. Phoenix Sky Harbor International Airport is a similar trip.
If you don’t want to travel to Phoenix for entertainment, Glendale is roughly 12 miles away, a drive that usually takes 15 to 30 minutes. “There’s the Glendale [Galleria] mall, there’s movie theaters and restaurants … there’s a lot to do,” Nkengurikiyimana says. It’s also home to State Farm Stadium, where the Arizona Cardinals football team plays.
