A tranquil seaside village on the verge of development
With a population of around 12,000 residents, Babylon is one of the smaller towns in Suffolk County on Long Island. It’s not quite a provincial fishing village, though marine culture is prevalent, like at the Babylon Village Dock, where boats are neatly lined up. Sustained by small businesses, the area has a calm seaside ambiance that’s desirable to homebuyers looking for a lifestyle change. “A lot of people are moving from the city to this part of Long Island because they want a more tranquil place,” says Jose Martinez, a broker with Power Team Realty. But that brings its own challenges: increased demand often spikes development. “There are basically new cities being built around here, but it’s going to lift up the surrounding communities,” says Martinez, referring to the Edgewood development happening less than 10 miles north. “When the community is being built up and going through a lot of changes, a lot of people coming in are learning about the need to elect good officials.” Some want to preserve Babylon’s quiet character, even as a rising tide lifts all ships. In October 2024, hundreds appeared at the Babylon commuter station to protest the governor’s plan to circumvent zoning laws and build housing around the station.

Cozy ranch-style homes with smaller lots
It’s not uncommon for houses to be priced in the million-dollar range, even if they aren’t waterfront properties. The median of $665,000 is well above the national median. Sprawling six-bedroom modern traditional homes pop up along streets that converge on Argyle Lake Park. But smaller ranch-style homes and Dutch colonials are also common. These tend to have smaller lots that feel a bit beachy. Some homes just off the main thoroughfare of Railroad Avenue have larger suburban-style lots despite the seaside location.

Babylon Union Free School District earns an A-minus from Niche. Junior high schoolers and high schoolers go to the same location at Babylon Junior-Senior High, which also scores an A-minus. It’s just across from the downtown train station.

Walking and playing at Argyle Lake Park
Argyle Lake Park takes visitors on paths around the namesake body of water, but there’s also a playground for additional fun. The Babylon Park Avenue Tennis Courts and Trails is the place for sports enthusiasts, but hikers like this location as well because it connects them to Southards Pond Park and Belmont Lake State Park. Of course, with Babylon’s oceanside location, boating and fishing are a big part of the local lifestyle. Kayakers and paddleboarders can enter the water at Argyle Marina.

Shopping and dining in Babylon
The presence of bait and tackle stores are a frequent reminder of the seaside atmosphere. But there are creative dining options that bring a cosmopolitan city vibe, like at Swell Tacos and Greek Garden. Mail used to be sorted at the Post Office Café, but now it hosts trivia nights and game day events. Boutiques along Deer Park Avenue offer everything from small gifts to fashionable clothes. Additional shopping within driving distance includes Westfield Mall in neighboring Bayshore.

Train service to NYC in an hour
Commuters can take an hour-long train ride to Manhattan, starting from the downtown station, which is on the Montauk Branch of the Long Island Railroad. The Babylon Northport Expressway curves along the east side, and drivers can use that to quickly hop on state Route 27 or the Southern State Parkway. It’s roughly 30 miles, or a 40-minute drive, to JFK International Airport.
