Eliphalet Ball was not the first settler of what is now known as Ballston, New York, but as a Yale-educated minister and a second cousin of George Washington, Reverend Ball was determined to leave his mark on the town. Ball settled in Saratoga County, agreeing to serve as the county’s minister in exchange for 400 acres of land, eventually buying the naming rights from the McDonald brothers in exchange for a jug of rum. Today, the town that bears the name of Eliphalet Ball is part of the fastest-growing county in New York State, boasting a thriving ecotourism industry and one of the lowest county tax rates in the state. “Ballston is the center point between Albany, Saratoga Springs and the Adirondacks,” says Richard Gargiulo, a Licensed Real Estate Salesperson with Sterling Real Estate Group. “It’s in the middle of concerts, culture, college campuses and outdoor adventures.”
Expanding inventory creates opportunity
Located among the farmlands of Saratoga County, Ballston combines small-town rural culture with the active outdoor lifestyle and modern suburban developments common to the areas north of Albany. Most of the residential pockets in Ballston are situated in small subdivisions along Saratoga Road – a rural two-lane highway in the eastern half of the town – or within the new developments being built near Jonesville and Ballston Spa. Most of the available inventory in Ballston is made up of new construction, a recent phenomenon in the local housing market. “New builds are helping alleviate the lack of inventory,” says Gargiulo. “These new builds provide an opportunity for first-time home buyers to break into the market and allow more established homeowners to customize a property that fits their exact needs.” Reputable home builders like Heritage Custom Builders have built custom ranches, farmhouses and colonials ranging from $500,000 to $750,000.
Newer developments with contemporary homes are being built near Jonesville and Ballston Spa.
Most of the residential pockets in Ballston are situated in small subdivisions on Saratoga Road.

Ballston is a car-dependent community within 30 minutes of Albany. Interstate 87 – known locally as the Adirondack Northway – cuts a vertical line along the eastern portion of the neighborhood, a toll-free six-lane highway connecting Ballston to New York City to the south and Montreal to the north. The Saratoga Springs Amtrak Station provides service via Amtrak’s Adirondack and Ethan Allen Express lines and bus services between Ballston and Albany.

Ballston is located in Saratoga County in the eastern portion of New York State, where the Hudson River cuts a valley through the deeply wooded hills of the Adirondack Mountains.
