Coldstream Homestead Montebello
Neighborhood in Baltimore, Maryland
Baltimore City 21218
Old and newly renovated
Built between 1908 and 1937, the homes in CHM are Baltimore brick rowhouses designed in the “daylight” tradition, with windows and a floor plan that allow light to reach all rooms in the home. Varying in size from long and narrow to short and wide, many offer front porches with small front lawns. “This is one of the oldest neighborhoods in the city,” says Stella Kocharyan, a Realtor with Keller Williams Metropolitan. “Some homes are more renovated than others, and those with floor plans that have been opened up are very attractive to homebuyers.” Properties selling at auction start at as low as $23,000, and fully renovated homes can list as high as $300,000.Lake, sports and golf
Picturesque walks can be had at Lake Montebello, which features a 1.3-mile trail around it. “There’s constant activity there,” Kocharyan says. “The lake and park are a good place to meet and watch people.” On the lake's northern side, Herring Run Park features woodlands, a creek, trails and wildlife. It’s good for dog walks and bike rides. Clifton Park, however, is one of CHM’s main go-to's. Just across Harford Road, it offers a golf course, baseball and soccer fields, tennis courts and a bandshell for concerts. Off Kirk Avenue, the Coldstream Recreation Center offers a pool, a basketball court, an indoor gymnasium and nearby athletic fields.Well-recognized schools
Students in CHM attend Baltimore City Public Schools, like Montebello Elementary/Middle, a C-minus school according to Niche, and Baltimore City College, an A-minus school. The historic city college high school serves over 1,300 students and is recognized for its International Baccalaureate programs and Gothic 150-foot tower that won it the nickname “Castle on the Hill.”Waverly events on Greenmount
Fresh produce and a slew of other locally made products are plentiful at the popular Waverly 32nd Street Farmers Market, open Saturdays year-round. Returning in late April 2024, the Waverly Book Festival will feature a writers' salon, a press fair, and readings at bookstores up and down Greenmount Avenue and on the main stage at 32nd and Greenmount.Using public transit in CHM
MTA buses run along Harford, Alameda, Kirk and East 25th Street. Dedicated bike lanes practically cover the same ground and extend throughout downtown, about a 30-minute ride, or 3.5 miles by car and less than 30 minutes by bus. U.S. Highway 40 is a mile away and leads to I-895 and I-95 to the east. Less than 3 miles away, I-83 leads out of the city to the northwest.Shop on Greenmount Avenue
While Harford Road isn’t solidly commercial, small shops like Dew Liquor Store and Good Day Chinese occupy corner spots. Less than a mile west, Greenmount Avenue in the Waverly area features a Giant Food and dozens of hip shops and eateries. Red Emma’s Bookstore Coffeehouse is one. It specializes in books about radical thinkers and serves 100% vegan food. Melba’s Place next door has been a neighborhood nightclub for over 20 years, and Peabody Heights Brewery features craft beer, an arcade and a food truck that serves outstanding burgers.
Downtown, Johns Hopkins and crime
Another perk of living in CHM is its proximity to downtown Baltimore, the Inner Harbor and Johns Hopkins. The Johns Hopkins Health System is Baltimore's largest employer, and the university and hospital are within 2 miles of the neighborhood. Being so close has its drawbacks, too; Coldstream Homestead Montebello scored a 5 on crime from CAP Index, a point higher than the national average.
