Verdant subdivisions off the Fox River
Waterfront recreation facilities, neatly kept lawns and numerous parks provide residents of Southeast Batavia with ample room to enjoy the outdoors while being just moments away from Batavia’s active downtown district. Batavia is the oldest city in Kent County, with brick walkways and 150-year-old store fronts adding to its historic charm. The town’s southeast suburb, however, hosts more modern builds, with the oldest dating back to the mid 1900s. “We have a small-town feel with all the amenities of a larger city,” says Shirley Mott, the Communications and Membership Coordinator for the Batavia Center of Commerce. “And locals enjoy easy access to major tollways like Interstate 88, which can take you to downtown Chicago in 45 minutes.”
Walkable, tree-covered suburban streets
Well-maintained sidewalks allow residents to easily walk or bike through the residential streets of Southeast Batavia, taking them past single-family homes on quarter and half-acre lots. Ranch-style homes, multi-story modern traditional homes and colonial revivals line the streets here, with the average home value sitting at $430,000. Empty half-acre lots hit the market for $70,000, and cozy three-bedroom bungalows with 800 square feet can be listed for less than $200,000. The neighborhood’s highest price tags are around $600,000, which can get you a 2,500-square-foot home with a four-car garage, an in-ground pool and a 4-acre wooded lot.
