As one of the five villages making up the hamlet of Port Washington, Baxter Estates enjoys a close relationship with its neighboring communities on Long Island’s Cow Neck Peninsula while maintaining a distinct neighborhood identity. That identity largely revolves around residents who rarely want to move away from the serenity of its sloping and winding streets on the shores of Manhasset Bay. “Neighbors know one another. It’s not a place where neighbors don’t speak to each other,” says Baxter Estates mayor Nora Haagenson. “I can’t tell you why that’s the case, but it’s always been that way. Even those who might be reluctant at first, they’re sort of drawn in and talk to each other.”

A century of styles with a low rate of turnover
Baxter Estates houses were constructed in multiple waves between 1913-2020, providing a diversity in styles. Cape Cods and Colonial Revivals are common, but Tudors and cotemporary designs can also be found. Some newer homes also harken to the neighborhood’s older styles even if constructed from different materials. However, turnover is so rare that even the mayor often knows whether there are any homes on the market. “Residents, for the most part, are long-term residents,” says Haagenson, who has lived here since 1975. “It’s a very stable community.” Homes in Baxter Estates have recently sold between $650,000-$2.1 million.

Port Washington schools highly regarded
Students in Baxter Estates attend Port Washington schools, all of which receive an A-grade on Niche. John Philip Sousa Elementary – named for the famed marching band composer who lived on Cow Neck – serves grade schoolers. Students attend Carrie Palmer Weber Middle School before advancing to Paul D. Schrieber High School. Schreiber, which is simply known as Port Washington in athletic competition, was rated the 66th-best high school in New York State by U.S. News and World Report. In 2022, 75% of students took at least one Advanced Placement exam, far exceeding the state average of 16%.

Baxter's Pond, beautiful sunsets, and a beloved library
Barbara Johnson Park & Preserve, more commonly known as Baxter’s Pond Park, is a greenspace owned by Nassau County but maintained by neighborhood residents around its namesake pond. The city maintains a small, non-swimming beach along Shore Road that is a popular spot to view sunsets – as is the much larger Sunset Park, which is located just over the border in Port Washington. The Port Washington Library, located in Baxter Estates, is another popular community gathering place thanks to events like weekend concerts and programs for children and seniors. “People come from other communities just to take advantage of the materials and programs we have here,” Haagenson says. “The library is very much part of the community.”

A small neighborhood with a big appetite
For a village of around 1,000 residents, Baxter Estates has a rich array of shopping and dining options. Ayhan’s Mediterranean Marketplace and the neighboring Shish Kebab Restaurant are credited with introducing eastern Mediterranean cuisine to Long Island in the early 1980s. Tominaga Shouten is a Japanese grocery that features takeout sushi, bento boxes and miso soup. Irish pub Finn MacCools is the Real McCoy, featuring live Irish music and dancers for the entire week leading to St. Patrick’s Day. Grocery and chain shopping options are a short trip into Port Washington North.

LIRR puts NYC in close reach
The relative tranquility of Baxter Estates can feel a world away from New York City, but it’s only a short train ride. It’s about a 10-minute walk to the Long Island Railroad’s Port Washington station, from which a trip to Penn Station is 48 minutes and a Mets game at Citi Field is 28 minutes. The NICE (Nassau Inter-County Express) Route 23 bus serves the neighborhood along Shore Road and Main Street. Baxter Estates is also about 15 miles from LaGuardia Airport and 18 miles from John F. Kennedy Airport.
The LIRR station in nearby Port Washington serves Baxter Estates to all points west.
The N23 bus route on the Nassau Inter-County Express runs up to Baxter Estates.

Port Washington HarborFest a major draw
Baxter Estates residents and businesses participate in Port Washington HarborFest, which has been held annually each summer since 1990 at the nearby Port Washington Town Dock. The festival features local vendors, games for kids, and boat rides to help fund efforts to protect and preserve Manhasset Bay. Nearly 8,000 visitors attended the 2023 HarborFest.
Baxter Estates fighting against eroding beach
Baxter Estates has avoided severe storm damage since 1985’s Hurricane Gloria, but smaller weather events leave an impact. Due to severe erosion along Baxter Beach, Shore Rd. is prone to flooding during high tides and heavy rains – an issue for which the village has requested state funding to help mitigate. The village also shuts down its steepest street, Tianderah Rd., in winter. Haagenson says there are engineering plans in place to counter any potential sea rise related to climate change, though the construction also requires state approval.
