Located 8 miles south of downtown Beaumont and the city’s thriving industrial plants, the Tyrrell Park neighborhood includes 1,500 acres of scenic nature trails, botanical gardens and a golf course at its namesake park. Here locals stroll the park’s boardwalks, scanning the wetlands for southeast Texas wildlife like alligators, bobcats, otters and bald eagles. “It offers more of your outdoor activities. It’s got a semirural feel. You are outside of the hustle and bustle of the city, but you can get to downtown Beaumont in 10 minutes,” says David Smith, a Realtor and team leader with LPT Realty, who lives in the area. “Most people have a lot more land out there. They can have the horses and goats at a reasonable price.”

Tyrrell Park offers ranch-style homes with plenty of land
In Tyrrell Park, prospective buyers will find many ranch-style homes built in the 1960s and ‘70s. Mature trees shade the roomy lots, which commonly feature a quarter-acre to an acre of land. Prices range from $150,000 to $250,000. Tyrell Park has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.
This part of Texas knows to keep an eye on the forecast come hurricane season, and some properties still show signs of damage from storms past. Hurricane Harvey hit particularly hard in August 2017. “It’s just a part of life in the area,” says Ryan Harrington, a southeast Texas resident and Realtor with Re/Max One. “We fill up some gas cans and have food and water ready to go. You always see people helping each other out after a storm.”

Shopping and dining along I-10
Southeast Texas is one of the best places to order authentic Cajun food outside of Louisiana itself. Pappadeaux Seafood Kitchen along I-10 is a top local restaurant for special occasions. Patrons can order fresh-caught crawfish or blackened catfish with a side of grits.

To stock up on groceries and other items, there’s a Sam’s Club just north of the neighborhood. Parkdale Mall, with anchor stores Dillard's and HomeGoods, is 9 miles away on Eastex Freeway.

Tyrrell Park, on Babe Zaharias Drive, is famous for the Beaumont Botanical Gardens where visitors can find 23 acres of expertly manicured roses, camellias and native Texas plants. The temperatures inside the Warren Loose Conservatory are cranked up year-round to safely house dozens of tropical plant species and a koi pond. Also at the park is the Henry Homberg Municipal Golf Course, open to the public for a daily fee. Or residents can stop by Tyrrell Park stables to explore the wetlands on horseback. Trail rides start at $50 per person.
The Ford Park Entertainment Complex on I-10 has an 8,500-seat arena that regularly hosts nationally known performers like Dwight Yoakam. It also has multiple baseball fields and is the site of the annual South Texas State Fair in March, which features bull riding, an exotic petting zoo, and carnival rides. “Ford Park is packed with kids every weekend,” Smith says. “There are some serious Little League games over there. These kids are good. It’s a baseball town.”
