Triple Creek gets its name from the three creeks—Bronson, Willow and Waterhouse Creek—that meander through the Beaverton suburb. Located on the border of Hillsboro—conveniently between the Nike headquarters and one of the largest Intel operations—Triple Creek is close to employment centers, shopping and lots of diverse housing options. “It’s a nice location. It’s near Nike, and Highway 26 takes you to the coast,” says Cristina John, a realtor with Keller Williams Realty Professionals. “Kaiser Permanente is pretty close, too.”

Tanasbourne Town Center, a major commercial strip within the area, is settled at the northwest corner of Triple Creek, just behind Route 26. There, shoppers can stroll around big-name retailers like Target, Nordstrom Rack, Marshalls and Best Buy, grabbing lunch at Noodle Dynasty in between. The local Chinese kitchen serves traditional hand-pulled noodles garnished with additions like tangerine chicken and pork belly, as well as handmade dim sum dumplings and buns. The Neighborhood Walmart Market, less than a mile away, satisfies residents’ grocery and household needs, but those who prefer other stores are still close to Safeway, Trader Joe’s and Whole Foods. The Streets of Tanasbourne is an open-air shopping center just north of Triple Creek, where a number of great restaurants and coffee shops are concentrated. “You would be going to Tanasbourne to eat,” John says. “We are a food city, so there are a lot of places to eat.”

Easy access to shopping, Hillsboro and Downtown Portland

Cornell Road takes shoppers to Tanasbourne Town Center and the Streets of Tanasbourne shopping centers, while running east towards the Cedar Mill neighborhood, which features a Safeway and the popular Sunset Athletic Club. It also takes commuters towards the Intel workspaces further west in Hillsboro. Walker Road traverses the neighborhood, leading grocery shoppers to a Whole Foods Market west of the neighborhood and a Fred Meyer in the east. Triple Creek is bordered by State Route 26 on its north side, which offers a straight shot to Downtown Portland in less than 25 minutes. Commuters can also travel via the TriMet’s MAX light rail Blue Line, with nearby stops at Willow Creek Station and Elmonica Station. The light rail runs every 15 minutes or less, bringing passengers both to Downtown Portland and further west into Hillsboro.

Extensive range of options in Triple Creek

Triple Creek offers a comprehensive range of housing options, both for those who want to own and those who want to lease. Though Triple Creek consists of 47% renters, there are many choices for those dreaming of homeownership. Condos with two bedrooms start in the low $300,000s, but buyers looking for a bit more space will find townhomes with three bedrooms, a deck and a garage under $400,000. Homebuyers interested in detached single-family homes will find recent Northwestern builds on quiet streets adorned with well-shaped shrubs, decorative bushes and neat sidewalks. Vinyl ranch-style homes with three bedrooms built in the 1970s cost anywhere between $400,000 and $550,000. Larger contemporary traditional homes with two floors and four bedrooms, usually built after 1980, tend to fall in the $650,000 to $750,000 range. Triple Creek’s final housing option is a manufactured home in a series of parks—some open to all ages, some limited to older adults—in the neighborhood’s south end. Fetching $60,000 to $250,000 a piece, these homes are some of the least expensive options in the area, though they do require a monthly lot rent of $750 to $1,000.

Children attend highly regarded Beaverton School District

Most of Triple Creek falls into the McKinley Elementary School zone, though some families send their children to Elmonica Elementary School, which earns an A from Niche. After finishing fifth grade at B-rated McKinley, students start middle school at Five Oaks Middle School, which receives an A. Finally, they conclude their secondary education at A-rated Westview High School. With a rigorous academic offering—including 18 Advanced Placement courses and dual credit courses, like human anatomy and physiology and survey of American Literature, at Portland Community College—Westview prepares its students well for further education. Beaverton Academy for Science and Engineering, based on a lottery admissions system, helps STEM-minded students develop their skills with pathways in computer science, biomedical studies and engineering.

Autumn Ridge Park

Autumn Ridge Park lies almost at the center of Triple Creek. Located in a residential loop near Five Oaks Middle School, the park is a convenient after-school gathering spot for children looking for a friendly game of soccer or horseshoes. It also features a small playground for younger children and a walking path that weaves through oak, pine and fir trees, where the cheerful melodies of songbirds and diligent rhythms of woodpeckers echo. Nature enthusiasts looking for a longer hike can venture to the Whispering Woods Natural Area—less than 10 minutes away—to escape to 19 acres of forest. The removal of invasive plants and other restoration work by the Tualatin Hills Park and Recreation District has enabled mushrooms of different shapes and colors to bloom and native trillium flower buds to spring open in the warmer weather.

I have lived in this area for about two years now and I enjoy living here for the most part. The area is very pet friendly and I feel comfortable where I am at. Privacy is a bit of an issue but that is because I live in an apartment..not the community itself.
