South Biddeford is located between downtown and the coastline, giving residents access to both urban and outdoorsy atmospheres. It’s home to the University of New England and has four nearby beaches right on the Atlantic. “The rural nature is attractive for a lot of people,” says Peter McPheeters, area resident and Realtor with OceanView Properties. “It’s mostly larger lots. People feel like they have room while equidistant from downtown Biddeford and beaches.” Homes here are comparably more affordable than those along the coast, though some luxury properties can stretch into the millions. Students study within the Biddeford School District, which is graded an overall C-plus on Niche, and commuters can head to Portland via Interstate 95 nearby. South Biddeford benefits from an assortment of public and state park beaches, hiking trails and Biddeford’s lively downtown shops and restaurants. The CAP Index for South Biddeford is 1 out of 10, which is significantly lower than the national average of 4.

South Biddeford's nearby beaches, parks and hiking trails
Considered a coastal area, South Biddeford is near four different beaches: Fortunes Rocks Beach, Middle Beach, Goose Rocks Beach and Hills Beach. Locals and tourists are drawn to the coast, so many people visit this area throughout the warmer months. Whether boating down the Saco River, sunbathing on local beaches, golfing near the shore at Abenakee Golf Club or fishing for local species, there is always something to do outside when the weather is warm.
During the off-seasons, folks can spend winter, spring and fall at nearby hiking trails and parks. Clifford Park is a huge scenic area in town, with dog-friendly trails, a playground, sports courts and places to sit and enjoy nature. The park has two trail loops, with a more leisurely outer loop and a more advanced inner loop. Hikers and mountain bikers can choose to traverse twisted, rocky paths or enjoy a quiet, easy stroll. In the wintertime, snowshoers and cross-country skiers can explore Clifford Park’s paths. Hikers can also head out to East Point, even in the winter, to look out over the North Atlantic.

Comparably affordable homes in Biddeford, as well as million-dollar estates
Most of South Biddeford’s homes are located along Pond Street, Guinea Road, or West Street. The area is almost entirely forested, with a few farm fields located closer to the shore. Housing styles can range from modest family homes on smaller lots to brand-new modern farmhouses and large Colonial estates. Prices can range from $200,000 to $350,000 for fixer-upper properties or more modest midcentury split-levels and Cape Cods.
In the $400,000 to $600,000 range, buyers will find a mix of modern traditional builds from the 2020s, as well as high-end ranch-style houses, larger midcentury homes and Colonial-inspired manors. “A comparable property in Kennebunkport is going to be a lot higher, even though the taxes there are lower,” McPheeters says. “When calculating the cost of taxes and the cost of a mortgage, it’s still a bargain in Biddeford.”
Homes ranging from $650,00 to $900,000 are often much newer homes with modern interiors, open floorplans and wide windows. A few houses that stretch up into the millions include completely restored or renovated antique homes, freshly built contemporaries and mid-2010s traditional homes. These are often located at the ends of winding driveways, hidden behind forested thickets for maximum privacy.

Downtown Biddeford shops, restaurants and events
South Biddeford’s Main Street has a modern New England feel. “Biddeford is the youngest city in Maine,” says McPheeters. “Downtown has a neat, young vibe, with a lot of art and artists around town.” The area’s assortment of businesses includes boutique clothing stores, sandwich shops, restaurants and locally owned gastropubs, like Lucky Pigeon Brewing Co. and Banded Brewing Company. Tucked into the back buildings beyond Main Street are favorites like Rover Bagel and Coco Bar & Grill, which serves large margaritas and popular burritos.
Pedestrians can head over to Laconia Plaza, a small riverwalk that overlooks the rapids. Locals can sign up to be members at nearby gyms like Impact Fitness Center, or head down to Mechanics Park for the River Jam concert series. When it comes time to run errands, drivers head a few miles south on Route 1 to reach familiar spots like Hannaford, Walgreens and CVS. They can stop for a coffee at Starbucks and then shop for deals at Dollar Tree.

Community festivals, outdoor concerts and holiday cheer
Downtown Biddeford is home to several events that take place throughout the year. River Jam & Fringe Fest is the area’s summertime concert series. The community comes together to listen to live music, sample the wares at different food trucks and play family-friendly games. With theatrical performances, vendor booths and a beer and wine garden, there’s a little something for all visitors to enjoy. In the winter, shoppers can take a holiday stroll through several different shops on Main Street to support Small Business Saturday. Or they can attend the Merry & Bright Night music and food festival with holiday-themed treats. Biddeford’s local Congregation Etz Chaim even hosts a menorah lighting ceremony on the first night of Hanukkah.

South Biddeford Schools and the University of New England
Students in South Biddeford may attend the area’s five public schools throughout their studies, beginning with John F. Kennedy Memorial School for preschool and kindergarten, which is graded a B on Niche. Biddeford Primary School is rated a C-plus and teaches first and second grade, while Biddeford Intermediate School is graded a B-minus and teaches third and fourth grade. Biddeford Middle School teaches fifth through eighth and is rated a C, and finally, Biddeford High School scores a C-plus. “Biddeford has always been a big sports town; the high school sports have always been interesting. The university has a good athletic program, so people catch basketball or football games there,” McPheeters says.
The University of New England Biddeford campus is located off Pool Street. Considered Maine’s largest independent university, UNE includes a wide variety of programs, from undergrad all the way up to doctoral degrees. Its campus hugs the Saco River shoreline, giving the school a private, peaceful atmosphere. Students can study within the humanities, pursue medicine or explore the wonders of the natural world. Niche rates UNE an overall C-plus.
Biddeford High School is a public high school located in Central Biddeford.
Biddeford Middle School serves students in grades 5-8.

Commutes north to Portland on the highway or by rail
West Street takes locals from South Biddeford into downtown, where they’ll reach Route 1. Route 1 stretches along the coast, heading north to Interstate 95 and Interstate 295, which can take commuters north to Portland. Downtown Portland is about 18 miles north of Biddeford, and it takes about a half-hour to reach the city when traffic is light. Commuters can also utilize the Saco Train Station to hop on the rail, which is about an hour-long trip. On the way to Portland is the Portland International Jetport for weekends away. The nearest hospital is the MaineHealth Medical Center in Biddeford off Alfred Road.
Biddeford enjoys the nearby access of an Amtrack station.
State Route 1 is conveniently located near South Biddeford.
